Bob Delaney worked as an attorney in Spokane for 50 years before retiring this month.
| Ethan PackSpokane-based Vista Title & Escrow LLC has assumed the residential and commercial real estate closing operations of Robert S. Delaney PLLC, also of Spokane, following the June 15 retirement of longtime attorney Bob Delaney.
Founded in 1987, Delaney's law firm previously specialized in real estate law, loan foreclosures, contract forfeitures, real estate issues, estate documents, probates, private loans, and transfer deeds. No money changed hands in the assumption of Delaney's closing operations and employees by Vista Title, says Delaney.
Delaney's former staff of three have joined Vista Title's closing department, continuing the firm’s real estate closing work, Delaney says.
Delaney, 76, has practiced law in Spokane for his entire 50-year career, and says he realized he was ready for retirement in November 2025.
“I found myself (reminiscing on my career), and it was then, for the very first time, that to myself I thought, ‘I wonder if I might be retiring this next year,’” he says.
In February, some health issues arose that helped confirm his decision, he says.
Delaney and Vista Title & Escrow CEO Anthony Carollo began discussing the attorney's retirement plans last year including plans for his practice and employees.
“I sure wanted my staff to land together — that's my primary motive,” Delaney says.
Vista Title’s closing operations are strengthened by the addition of Delaney's three employees, says Carollo. The team primarily handles real estate closing transactions and is led by Delaney's daughter, limited practice officer Meghan Allen, who has more than 20 years of real estate closing experience.
“He and his staff are a good culture fit, and we knew that he was approaching a season in his life when he might want to retire,” Carollo says. “For a lot of solopreneurs, the exit strategy isn't there — it's either shut down, or 'wait to see who approaches me’ — and so we just felt like that was a good fit.”
Carollo worked with Allen and the two other new employees to match salaries and benefits, Delaney says.
With the addition of the three employees, who began their new roles June 15, Vista Title has 43 full-time employees, Carollo says.
In retirement, Delaney is planning to visit family and spend time traveling with his wife. He also will become an “of counsel” attorney at Coeur d’Alene-based law firm Bristol George PLLC, helping ensure a smooth transition of his general counsel work.
The addition of Delaney’s former closing team follows the expansion of Vista Title’s senior leadership team, says Carollo. Trena Garrett has joined as director of human resources, Seth Sasan as finance director, and Jennifer Thomas as director of sales and marketing, he says.
“When the market's uneasy or shifting, it provides opportunity,” he says. “We’re more able to take advantage of those opportunities that come our way, if we have the right people in the right seat.”
