The Spokane Business & Industrial Park is eying its next big expansion, says Dean Stuart, executive of Crown West Realty LLC, which owns and manages the park. 

The 45-building business park is planning a new $7.6 million, 120,000-square-foot office and warehouse building on the southeast section of the complex at 3808 N. Sullivan Road as part of a larger market-driven redevelopment of the southeast quadrant, Stuart says.

He adds that a few structures currently exist within the area, but the company doesn’t expect to displace any of its existing tenants.

Divcon Inc., of Spokane Valley, is the general contractor on the project, which was designed by Russell C. Page Architects PS, of Spokane.

The building will be erected using the concrete tilt-up method, says Stuart, with 36-foot high ceilings and large truck ports for commercial vehicle use.

The new facility will be accessed via Fifth and Euclid avenues.

Stuart says he expects construction will begin this month. The structure is scheduled to be completed by February 2020, weather permitting.

“Our goal would be … first quarter for sure,” he says.

He adds that Crown West is currently in discussions with several national-type tenants for portions of the planned building.

He declines, however, to identify them until a transaction has been completed. 

“We’d like to find one user for it, but it’ll likely be a multitenant building,” he says.

Stuart says the company’s plan is to redevelop the entire 40 acres of the southeast quadrant over the next 10 years into a 500,000-square-foot industrial center to be called the Euclid Logistics Center.

SBIP is the Spokane region’s largest office and business park with a total of 1.2 million square feet of developed space, according to the Journal’s 2019 office and business parks list. 

The park complex is currently at 97% occupancy, according to Stuart.

Beyond the occasional suite remodel and update, the SBIP hasn’t undergone a significant expansion since 2012. 

At that time, Crown West constructed a 110,000-square-foot distribution center in the southwest quadrant of the park for North Carolina-based American Tire Distributors Inc., according to city and Journal records.
