Downtown structure renovated, renamed SoDo Commons

Building's units marketed to be workforce housing

January 18, 2018

Chris Batten, a Spokane developer and owner of RenCorp Realty LLC, has renovated the former Danmor Apartment building, at 410 W. Third, into SoDo Commons micro apartments.

Batten purchased the 110-year-old building in the fall of 2016. The building’s sale price was unclear in state real estate tax records, although records did show an estimated value of $350,000.

Batten says he began renovating the building in March, but declines to disclose the total costs of the remodel.

He says the three-story, 16,000-square-foot building now has a total of 32 micro apartment units, each with about 400 square feet of space.

Batten says the building was previously used as an apartment complex, but had been vacant for some time before he purchased it.

“We kept the same number of units, but did some interior demolition to open things up,” he says. “And each space has been refurbished in a contemporary style, with new cabinetry and countertops, plank wood flooring, and design features like exposed brick walls.”

Batten says the building also offers several common amenities, including a club room with attached outdoor patio, a workout facility, onsite laundry, and secure entry.

He says rental prices for each unit range between $600 and $650 per month and include parking to the north of the building, as well as access to wireless Internet.

The exterior of the building also was repainted cherry red with black accents, a style that Batten says adds to its modern vibe.

He says the complex began reserving apartments in December, and with 15 of the building’s 32 units already spoken for, SoDo Commons could be fully occupied by the end of this month, he contends.
