High-rise construction imminent in Coeur d'Alene

Work on the Thomas George 18-story condo project set to start in early April

Construction is scheduled to begin April 3 on a $45 million high-rise condominium project in downtown Coeur d’Alene to be named the Thomas George, says Hayden Anderl, the sales agent for the project.

Garco Construction Inc., of Spokane, will be the contractor on the 18-story, 60-unit project, and Miller Stauffer Architects PA, of Coeur d’Alene, designed it. The Spokane office of DCI Engineers is providing engineering services.

The construction site is located on a vacant 18,900-square-foot lot, at 116 S. Third, where a U.S. Bank drive-thru and ATM previously had been located.

The project site at the northeast corner of Third Street and Front Avenue is about a block east of the Coeur d’Alene Resort and will have views overlooking Lake Coeur d’Alene, the Third Street Boat Launch, and McEuen Park.

The development company is Front Row Properties LLC, of Coeur d’Alene. Front Row is governed by Clifford Findlay, John Magnuson, and Anderl’s father, Tom.

Anderl, a Realtor with Coeur d’Alene-based Coldwell Banker Schneidmiller Realty, describes the Thomas George as a “secure luxury tower with lake views.”

Condo units will range in size from just under 800 square feet up to 3,000 square feet, with the largest units on upper floors and prices ranging from about $800,000 to $4 million, depending on views and the unit sizes, Anderl says. Executive suites on the 15th and 16th floors will have up to 2,400 square feet of floor space, and penthouse suites on the 17th and 18th floors will have up to 3,000 square feet of space.

The street level will have two 1,500-square-foot commercial spaces facing Front Avenue, where Anderl envisions a restaurant and coffee shop.

Project architect Monte Miller says the Thomas George will have five levels of parking with two below grade level. Parking will be accessible from Third Street, and the main floor lobby will have a covered drive-thru area for people to be dropped off or picked up.

Anderl says the third floor of the building will have community spaces, including a clubhouse, a heated pool, a gym, and a golf simulator.

The project will take two years to complete, with residents taking occupancy in 2025, he says.
