Spokane builder and developer Brumback Construction Inc. is erecting a $4.6 million, 45-unit apartment complex in the Wandermere area.

The complex, named Dakota Flats Apartments, will consist of five three-story multifamily buildings with six to 12 units each, says Nick Brumback, vice president of Brumback Construction. The project site is 514 E. Hastings Road, less than two blocks northeast of the Wandermere Shopping Center.

The project will include a 1,400-square-foot office and community building with mailboxes, a gathering area, and a kitchen. It also will have eight garage buildings with three to 10 stalls each.

Brumback says the complex will have 21 one-bedroom apartments and 24 two-bedroom units.

The units will range in size from 900 to 1,100 square feet of living space.

“The one-bedroom units will be nice and large,” he says.

Paul Matthews Architects PLLC, of Rathdrum, designed the project.

Brumback says lease rates haven’t been determined yet, but apartments will have premium finishes, appliances, and gas heat, so they’ll likely be on the higher side of market rates.

“We’ll start preleasing in the fall, and we’re expecting the first move-ins in March or April,” he says.

Each unit will have a garage, and the complex will have about 40 additional surface parking spaces, he says.

Brumback Construction is planning two other projects in the Five Mile commercial district near the Cedar Crossing mixed-use center the company developed.

Brumback says preliminary work will start in a month or two on a 36- to 40-unit, roughly $4 million apartment building north of Cedar Crossing.

He says Brumback Construction likely will split the permitting phase of the project between this construction season and next.

“We’re going to start that project with grading and site work in the fall,” he says. “That’s our way to try to beat the winter.”

A planned office building to be located northwest of there is under environmental review, Brumback says.

In that project, Brumback Construction proposes to construct a 6,000-square-foot to 8,000-square-foot structure to be called Rock Hollow, at the northwest corner of Austin and Five Mile roads, immediately north of the Five Mile Plaza shopping center.

Brumback declines to disclose a cost estimate for the Rock Hollow project while it’s in the preliminary planning phase.

Paul Matthews Architects also is designing both Five Mile-area projects.
