Retail center going up at Valley apartment complex

Commercial building part of Granite Pointe III project

Developers of the 184-unit Granite Pointe III apartment complex in Spokane Valley are constructing a 7,000-square-foot retail center that will front Mansfield Avenue and will be surrounded on three sides by apartment buildings.

The Granite Pointe III project site is at 12930 E. Mansfield and is within a half-mile of several other apartment complexes with more than 1,000 total living units.

A&A Construction & Development Inc., of Spokane Valley, is the developer and contractor on the project. The Journal earlier reported apartment construction started there last spring.

The single-story retail center will accommodate up to five tenants with potential bay sizes starting at 1,000 square feet, says commercial real estate broker Levi McCormick, of Spokane.

The footings and foundation have been constructed, McCormick says. 

He and Charlie Wolff, both of SDS Realty Inc., are leasing agents for the property.

They hope to secure tenants over the winter—and for construction to resume in the spring.

The permit value for the retail building shell is $420,000. The overall permit value for the Granite Pointe III mixed-use project is $17.9 million.

 

Office & warehouse

Edward Jones & Co., the St. Louis-based financial services company, has leased 1,000 square feet of space for a new office in The Pointe professional building, at 9708 N. Nevada. Terry McAleer, of NAI Black, handled the transaction.

Trada Investment Corp., of Spokane, which does business as A&W Cleaning, has leased with an option to buy a 12,100-square-foot warehouse building at 314 E. Jackson, where it plans to move its operations from smaller quarters at 2011 W. Sinto. Doug Byrd and Cassandra Becker, both of Byrd Real Estate Group LLC, and Jim Orcutt and Darren Slackman, both of NAI Black, handled the transaction.

Dill Cos., a group of companies headed by Spokane entrepreneur John Dill II, has leased 1,600 square feet of space in the Lookout Business Center, at 5999 W. Seltice Way, in Stateline, Idaho, for a laptop repair and service center, and an online order fulfillment center. Doug Byrd, of Byrd Real Estate Group LLC, and Chad Burd, of NAI Black, handled the transaction.

 

Industrial & manufacturing

Tridell LLC, a Bellingham-based facilities and project management company, has leased 1,300 square feet of space in the Dennis Court building, at 7520 N. Market. Levi McCormick, of SDS Realty Inc., handled the transaction.

Mike Tareski, who does business as Sunwest Automotive Engines Inc., has bought the 9,100-square-foot former Denny’s Harvest Foods building, at 210 S. Broad, in Medical Lake, to expand engine-rebuilding operations currently based at 120 S. Washington, in Medical Lake. Jeff K. Johnson and Chris Bell, both of NAI Black, and Stephanie Vogel, of Vogel Realty, handled the transaction.

 

Investment

3755 East Poleline LLC, a Coeur d’Alene development company, has bought for future development 4.6 acres of land at 3755 E. Poleline, in Post Falls. Craig Hunter and Rob Kannapien, both of Coldwell Banker Commercial Schneidmiller Realty, handled the transaction.

 

Bruck Enterprise LLC, of Spokane, has bought as an investment the 32-unit 15th Apartments complex at 703-811 W. 15th, for $1.8 million. Ryan Towner, Dallas Lightner, and James S. Black III, all of NAI Black, handled the transaction.

 

Vincent Dressel, of Colbert, has bought as an investment a 2,900-square-foot commercial building at 1617 N. Ruby. Greg Byrd, of Byrd Real Estate Group LLC, handled the transaction.

 

Child care

Eric and Sarah Bouvier, who plan to do business as Discovery Zone Children’s Center, have leased 2,400 square feet of space at 2739 W. Seltice Way, in Post Falls, for a new day care center. Craig Hunter, Rob Kannapien, and Doug Rall, all of Coldwell Banker Commercial Schneidmiller Realty, handled the transaction.
