Windermere broker buys its Kendall Yards offices

Agency had been leasing the space it has acquired

December 1, 2016

Joe Garst, owner of Windermere City Group LLC, has purchased 5,600 square feet of office space in a 13,000-square-foot building at 1237 W. Summit Parkway.

The two-story building is located in Kendall Yards, the Greenstone Corp. development in the West Central neighborhood, just northwest of downtown.

Windermere City Group had leased the space formerly owned by Liberty Lake-based Greenstone affiliate Kendall Commercial I LLC for more than two years.

The agency has grown to 32 agents since moving into the Kendall Commercial I space with its views toward the downtown skyline and overlooking the Spokane River, Garst says.

Windermere City Group, a Spokane franchise of Seattle-based Windermere Real Estate, is primarily a residential real estate brokerage, although it handles some commercial real estate transactions, says Garst, who brokered the purchase.

Washington state Department of Revenue records list the purchase price at $1.5 million.

The 3-year-old building was one of the first commercial structures to be erected in the 78-acre Kendall Yards urban village development.

Spa Paradiso occupies a 7,500-square-foot suite in the building.

Retail

Allie’s Vegan Pizzeria LLC has leased 1,600 square feet of space at 1314 S. Grand Blvd. for a second restaurant. Heidi Irvine and James S. Black III, both of NAI Black, handled the transaction. The original Allie’s Vegan Pizzeria & Café, which was damaged in June by smoke and water stemming from a brush fire, is scheduled to reopen at 4803 N. Nevada early next year.

McMaster Restaurants, a Greenacres-based Jimmy John’s franchisee, has leased 1,800 square feet of space in the Mullan & Cecil Retail Complex, at 3095 Mullan, in Post Falls, where the company has opened its second sandwich restaurant. Kim Cooper, of Select Brokers LLC, and Paul Bielec, of Coldwell Banker Commercial Schneidmiller Realty, handled the transaction. The franchisee’s other Jimmy John’s restaurant is at 1429 N. Liberty Lake Road, in Liberty Lake.

Office

HHL LLC, a Spokane Valley-based mortgage broker that does business as Heritage Home Loans, has leased 2,300 square feet of space in the RiverView Tower, at 2100 Northwest Blvd., in Coeur d’Alene. Kim Cooper, of Select Brokers LLC, and Jim Valle, of Parkwood Business Properties, handled the transaction. Heritage Home Loans is headquartered at 1227 N. Argonne Road, in Spokane Valley.

Sullivan Law Office PLLC has leased 900 square feet of office space in the Global Credit Union Financial Center, at 320 E. Neider, in Coeur d’Alene, and has moved there from shared space in the same building. Casey Brazil and Shawn McMahon, both of Kiemle & Hagood Co., handled the transaction.

Warehouse

West Coast Wire Rope & Rigging Inc., a Portland-based industrial rigging fabricator, has bought three structures totaling 4,200 square feet of space on a half-acre lot at 6500 E. Trent for Spokane warehouse operations. Doug Byrd and Cassandra Becker, both of Byrd Real Estate Group LLC, and Jim Orcutt, of NAI Black, handled the transaction.

Vignale Electric LLC, of Hayden, has leased a 2,000-square-foot office and warehouse building at 10640 N. Government Way, in Hayden, where the electrical contractor plans to move from smaller quarters at 12607 N. Sunflower Loop. Craig Hunter and Rob Kannapien, both of Coldwell Banker Commercial Schneidmiller Realty, handled the transaction.
