South Hill senior apartment complex to undergo renovation

$4 million plan to improve all Canterbury Court units

The owner of Canterbury Court, a low-income senior apartment complex at 1010 S. Rockwood Blvd., is planning a $4 million, multiphase renovation project, says Shannon Meagher, of Spokane-based Kiemle & Hagood Co.

Meagher heads up development and special projects for the property-management arm of the commercial real estate brokerage, which manages the seven-level, 125-unit Canterbury Court complex.

“It’s time for it to get some love,” she says of Canterbury Court, which is owned by nonprofit affordable housing provider St. John’s Properties, of Spokane. The complex hasn’t had a major remodel since it was built in 1975.

The project will include installing a new roof, replacing windows, installing a new heating and ventilation system, and updating at least 25 percent of the units, Meagher says. It also will include Americans with Disabilities Act-compliant updates to common areas, including the kitchen, public restrooms, and the parking area, she says.

The apartment units included in the first phase of the project will be remodeled “down to the walls,” she says. Improvements will include new counters and cabinets, appliances, flooring, fixtures, lighting, and paint.

ZBA Architecture PS, of Spokane, is designing the project, Meagher says, adding that a contractor hasn’t been selected for it yet.

“We’re in the RFQ (request for qualifications) process,” she says. “We hope to make a decision this winter.”

The project will be financed through Federal Housing Administration-backed loans and Housing and Urban Development funding, she says.

Meagher- says the first phase could take two years to complete, and the owner plans to update the rest of the units in future phases over the next five years.
