Fruci firm buys former Keller Williams building

Move from longtime site downtown planned in fall

Spokane accounting firm Fruci & Associates PS has bought for $1.9 million the 14,300-square-foot, single-story office building at 802 N. Washington that formerly was occupied by Keller Williams Realty Spokane. The firm plans to move there from the Fruci Building downtown, says Kemper Rojas, Fruci & Associates’ managing partner.

Rojas says the firm will remodel the building at the northeast corner of Washington Street and North River Drive and will relocate there in the fall.

The CPA practice currently occupies a similar amount of space on the second and third floors of the Fruci Building, at 218 N. Bernard. That building has four stories and a basement level.

Paul Fruci Sr., a partner at the CPA firm, also is a principal in Fruci Family LLC, which owns the Fruci Building.

“Paul Sr.’s father (Roger Fruci), who started the firm in 1938, purchased the building floor by floor from the basement up,” Rojas says.

The Fruci family is seeking another tenant to occupy the firm’s space there, she says.

The former Keller Williams building has the advantage of free parking, she says.

“It will be nice to have parking for clients and employees,” Rojas says, “We’ve lost a lot of parking around here.”

Spokane commercial brokers Jeff Ottmar, of SVN Cornerstone, and Jon Jeffreys, of NAI Black, negotiated the real estate transaction for the building at 802 N. Washington.

Fruci Construction Inc., of Spokane, is the contractor for the remodel, and ZBA Architecture PS, also of Spokane, is designing it. Mike Fruci, another family member, heads Fruci Construction.

 

Office & Retail

Burget’s Contracting Inc., a home-improvement contractor, has subleased 6,100 square feet of office and warehouse space at 4000 E. Boone, and has moved there from smaller quarters in the Lake Industrial Park, at 1010 N. Lake. Bill Sleeth, of W.R. Sleeth Realty, handled the transaction.

Jeanne’s Doggy Daycare & Pet Hotel LLC has leased 8,000 square feet of space at 8108 N. Division for a third Spokane-area location. Doug Byrd, of Byrd Real Estate Group LLC, and Bob Spears, of Heritage Properties Inc., handled the transaction. Jeanne’s Doggie Daycare & Pet Hotel’s other outlets are at 720 E. Sprague and 17809 E. Appleway.

John F. Magnuson, of Coeur d’Alene, has bought as an investment a 2,500-square-foot retail building at 419 E. Sixth, in Wallace, Idaho. Chris Bell, of NAI Black, handled the transaction.

 

Manufacturing & Distribution

Hazzard Fab Worx LLC, a four-wheel-drive and off-road vehicle specialty fabricator, has bought for $690,000 an 18,200-square-foot building at 3023 E. Trent, and has moved its operations there from smaller quarters in the Trumark Center, at 4020 E. Main. Bill Sleeth, of W.R. Sleeth Realty, and Guy Byrd, of SVN Cornerstone, negotiated the transaction.

ReHistoric Wood Products LLC, a manufacturer and distributor of reclaimed wood products, has leased 20,600 square feet of office and industrial space at 4000 E. Boone and has moved its operations there from the smaller quarters at the Trumark Center, at 4020 E. Main. Bill Sleeth, of W.R. Sleeth Realty, and Pete Thompson, of Stonemark Real Estate Co., handled the transaction.
