Hayford Crossing retail center lands more tenants

Grocery Outlet, Dollar Tree, Supercuts commit to plaza

The developer of the Hayford Crossing retail plaza under construction on the West Plains has secured three new tenants, adding to the two earlier-announced tenants.

The planned new tenants are Grocery Outlet, Dollar Tree, and Supercuts, says Mark D’Agostino, a principal in West Partners LLC. D’Agostino also is president of Meridian Construction Inc., of Spokane Valley, which is the contractor for the Hayford Crossing development, located at the southwest corner of U.S. 2 and Hayford Road.

The Journal reported last August that a Pawn 1 store and a Jimmy John’s Gourmet Sandwich restaurant will be among the first tenants at the development, where foundation work is under way.

In all, signed tenants account for 35,200 square feet of space in the six-building, 56,000-square-foot retail center.

Grocery Outlet and Dollar Tree will occupy two of three adjacent inline buildings planned in the southeast quadrant of the development, D’Agostino says. West Partners is seeking a tenant for the third inline building.

Grocery Outlet, a discount food retailer, will occupy 17,500 square feet of space.

Emeryville, Calif.-based Grocery Outlet Inc. has more than 200 stores, including two in the Spokane area.

Dollar Tree, a low-price variety store, will occupy 9,000 square feet of space.

Dollar Tree Inc., which is based in Chesapeake, Va., has 13,600 stores, including 10 in the Spokane area.

The Grocery Outlet and Dollar Tree building shells are scheduled to be finished by mid-June, D’Agostino says, adding that he anticipates that tenant improvements and employee training will take another six to 12 weeks.

“They will probably be open in mid to late summer,” he says. “We’re excited about Dollar Tree and Grocery Outlet being anchor tenants. They’re juxtaposed at other retail developments around the Pacific Northwest, so it’s a good fit for both.”

Supercuts, will occupy a 1,500-square-foot end cap space in a five-bay, 7,300-square-foot retail building, D’Agostino says. The Minneapolis-based hair salon chain has seven Spokane-area franchise locations, and more than 2,400 salons nationwide.

Jimmy John’s also will occupy 1,500 square feet in the five-bay building. “Three spaces there aren’t leased, yet,” D’Agostino says. 

The Champaign, Ill.-based franchise restaurant chain has more than 2,300 locations, including 10 Spokane-area restaurants.

Spokane-based Pawn 1 will occupy a 5,700-square-foot, stand-alone building planned near the center of the complex. Pawn 1 has 16 stores in Washington and Idaho, including five Spokane-area stores. It plans to open three stores this year, including the one at Hayford Crossing.

Pawn 1’s corporate offices are in the historic Globe Hotel building, which West Partners recently redeveloped, at 204 N. Division, in downtown Spokane.

The Hayford Crossing development also will include a stand-alone, 6,500-square foot structure that will be closest to the corner of U.S. 2 and Hayford Road. 

“We’re in negotiations with a potential retail tenant for that,” D’Agostino says.

The developers also envision a 10,000-square-foot building in the southwest quadrant of Hayford Crossing that could have medical office or retail space, he says.

D’Agostino now estimates the total development cost for Hayford Crossing will approach $12 million.

Most of the construction will occur this year, he says.

Businesses in Hayford Crossing could create up to 100 new jobs, D’Agostino says.
