Large-lot neighborhood planned on South Hill

Total value of 67 homes would exceed $40 million

An affiliate of Copper Basin Construction Inc., of Hayden, is planning an upscale neighborhood with 67 homesites on large view lots on Spokane’s upper South Hill, says a real estate agent who’s marketing the 10-lot first phase of the development.

Agent Rick Richard says lots in the Moran View Estates development are each over an acre in size. The development will be south of 57th Avenue and of 65th Avenue with Custer Street running through the interior of the development, connecting to 57th and 65th, he says.

Richard says he and Eric Tucker, both of the Spokane office of John L. Scott Real Estate, are the selling agents contracted by Copper Basin for the development.

Prices for the lots likely will range from $175,000 to $250,000, with home prices expected to range from $600,000 to over $1 million, Richard says.

That would put the total value of the development at well over $40 million.

Richard says the lots have “huge, forever views” that will command such prices.

Buyers of lots can hire their own builders. 

“We’re developing a list of preferred builders as well,” Richard says. 

Copper Basin is developing the property on behalf of Moran View LLC, a separate real estate holding company owned by Spokane couple Lee and Anna Campbell. The Campbell family had farmed that land.

Though the development is a few blocks outside of the southern city limits, the development will have city water and sewer connections, Richard says, making it one of few such large-lot developments on the market.
