Rental home redeveloper branches into contracting

Kelley Developments eyes external construction jobs

Keith Kelley, a Spokane residential rental property redeveloper, has launched Kelley Developments LLC, a contracting business.

Kelley also heads up Kelley Rental Properties LLC, of Spokane, which owns and manages 10 Spokane-area properties.

Kelley Developments complements the rental company, although Kelley says the contracting company aims to do external projects as its main source of income.

Kelley Develop-ments has seven employees, some of whom have been in the building industry for more than 20 years. He adds that he anticipates the company will hire at least three more employees by the end of the year.

“We wanted to focus on having enough staff so we have some level of consistency,” Kelley says.

Kelley Developments currently is based in a home office.

With the growth of the property management company, branching into contracting is a logical business progression, Kelley says.

Kelley Developments will take on residential and commercial projects.

The company is working on one residential remodel and is anticipating a contract award for an 8,000-square-foot commercial remodel project on north Division Street, Kelley says. The company also has submitted bids for a number of pending projects, he says.

Kelley Developments also offers maintenance services for small to mid-sized property management companies that don’t have full maintenance crews, Kelley says. Maintenance services range from roofing and repair projects to painting and carpet-cleaning work, he says.

Kelley Develop-ments will focus on Kelley Rental Properties’ projects when it’s lean on external work, Kelley says.

“I have a passion for restoration,” he says. “We’re picking up cheap properties that are run down and in need of full restoration. We turn them into long-term rentals or sell them.”

Kelley and his wife, Kendra, also own a vacation rental business, Vintage Rentals LLC, of Spokane.
