Developer starts work on $5 million rental complex

42-unit Broadway Villas to target empty nesters

A Spokane Valley development company has started work on the first phase of a $5 million residential rental complex that will be marketed to independent seniors.

The 42-unit complex named Broadway Villas will be comprised of six triplex structures and six four-unit buildings, says John Conard Jr., a partner with Dan Hill in the development company Conard & Hill Development LLC.

Broadway Villas will be a gated rental community located on 5.8 acres of land at 13420 E. Broadway, Conard says.

The complex will have 25 three-bedroom units and 17 two-bedroom units, he says.

Three-bedroom homes will have 1,300 square feet of living space and a two-car garage, Conard says. Two bedroom homes will have 1,200 square feet of living space and an oversized single-car garage.

Conard says the target market for the development will be fully independent empty nesters who tend to want multiple bedrooms to accommodate guests or office space.

The single-story Broadway Villas structures will be “Americans with Disabilities Act friendly,” and each unit will have oversized interior doorways, Conard says.

Monthly rent will be from $1,150 to $1,250, he says.

Conard expects the first structure in the development, which is in the framing and sheeting stage, to be completed in May.

Conard & Hill is the contractor on the project and also designed it, Conard says. Storhaug Engineering Inc., of Spokane, is the civil engineer on the project.

The first phase of the development will have 14 units, Conard says, adding that the company hopes to begin work on the 15-unit second phase this summer and the 13-unit third phase in the spring of 2015.

The main entrance to Broadway Villas will be from Broadway Avenue on the north side of the complex, Conard says, adding that an exit-only gate will be constructed on Alki Avenue, on the south edge of the complex.
