Scafco Corp., which operates two Spokane-area manufacturing facilities, is seeking a building permit to construct a new $5.7 million steel stud manufacturing plant at the former site of the Playfair horse racing track in East Spokane, plans under review by the city of Spokane show.

The facility, to be located at 2802 E. Main, at the southeast portion of a 48-acre parcel of land owned by Playfair Commerce Park LLC, would have a total of 113,600 square feet of floor space. The main floor of the metal structure would have 57,300 square feet of factory space, 37,100 square feet of storage space, and 16,400 square feet of loading space. A smaller, second floor would have 2,800 square feet of storage space, plans show.

In addition to the stud plant, the plans show that a future two-story office building is envisioned with a total of 24,600 square feet of floor space and an enclosed walkway that would connect it to the plant.

Playfair Commerce Park is headed by Lawrence Stone, Scafco's president and CEO, who couldn't be reached for comment.

Lawrence B. Stone PPTY Construction LLC, of Spokane, is listed as the contractor on the project, and Spokane-based NAC|Architecture designed it. Taylor Engineering Inc., of Spokane, is the civil engineer on the project.

The main access to the planned stud plant would be from Main Avenue, which would terminate just east of the plant.

Scafco is the parent of Scafco Steel Stud Manufacturing Co., which makes and stocks steel-framing; and Scafco Grain Systems, which designs and manufactures grain-storage bins and silos.

Together, the companies employ 251 people, according to information Scafco Corp. supplied for the Journal's May 24 issue, up from 210 employees in the spring of 2011.

Stone bought most of the Playfair property for $2.1 million from the city of Spokane in 2010 and said then that he planned to move the stud plant from its current location at 6200 E. Main, in Spokane Valley, where its facilities take up 63,000 square feet of space on 5 acres of land.

He also said at that time that Scafco Grain Systems would stay at its current location at 5400 E. Broadway, where that plant occupies 66,000 square feet of floor space on 6.3 acres of land.

The city, which had bought the 63-acre Playfair property in 2004 for $6.3 million, retained 15 acres and sold the rest to Stone as surplus property.

The structures would be the first in Playfair Commerce Park, a commercial and industrial park originally envisioned in 2010 with a number of buildings totaling up to 800,000 square feet of floor space.
