Urban infill housing project is launched near Gonzaga

$1 million development to target student renters, young-professional buyers

Spokane husband-and-wife team Evan and Shelby Verduin are developing a six-unit, townhouse-style project called Six on Hamilton near Gonzaga University.

The $1 million project, located on vacant parcels at the southeast corner of Hamilton Street and Indiana Avenue, is being developed in two phases, with two rental units to be completed in the first phase this spring, says Evan Verduin. The other four units will be offered for sale.

Verduin designed and is developing the project independently of his employer, Nystrom Olson Architecture, of Spokane. TW Construction Services LLC, of Addy, Wash., is the contractor on the project.

The first two living units will face Indiana, and the four units in the second phase will face Hamilton, Verduin says.

The rental units will have 1,200 square feet of living space and include three bedrooms, and two baths. Each unit also will have street-level space that could be used as a garage, a home office, or a combination of both. They are listed for lease at $1,300 to $1,400 per month.

The units will include high-efficiency heat pumps for heating and air conditioning, charging stations for electric vehicles, and infrastructure for adding solar panels, he says. The developers also plan to include rooftop decks with built-in planters and enclosed stairway access.

The second phase will include four similar units in an adjacent structure, with prices starting at $175,000, and upgrade options for custom finishing, windows, appliances, and solar panels will be available, Verduin says.

While he anticipates the rental units will be attractive to students, Verduin says he likely will market the second-phase units to young professionals who might be interested in the ground-floor home-office option.

Shelby Verduin, a recent Gonzaga graduate, says she is excited to be involved in an urban infill project that fits the evolving needs of the neighborhood.

"We want our projects to support density, pedestrian activity, and infuse new energy in our neighborhood centers," she says.
