Industrial development increases on West Plains

Douglass Legacy Park leads way with plans for 1.5M square feet

The West Plains area is seeing an industrial warehouse boom, with more than 4.2 million square feet of warehouse space planned, and projects currently valued at about $33 million either planned or underway.

The largest such project, the Douglass Legacy Park, could boast up to 19 buildings totaling 1.5 million square feet at 5010 S. Thomas Mallen Road. The first two warehouses planned in the park are valued at $11.2 million.

The first warehouse, totaling 96,000 square feet, has already begun to take shape just northeast of the Amazon.com Inc. fulfillment center at 10010 W. Geiger Blvd.

Work on that structure is expected to be completed by May, says Chris Bell, of NAI Black, who is marketing the property. As soon as construction is complete on that structure, work on a second building, totaling 80,000 square feet, will begin, Bell says.

Douglass Legacy Park will be developed over at least two phases, with the first phase consisting of nine buildings totaling an estimated 708,000 square feet on the north end of the development site. Phase two is envisioned to include 10 buildings on the south side of the property and will total nearly 730,000 square feet of warehouse space, according to the development master plan.

Longtime Spokane-area developer Harlan Douglass purchased the 122.5-acre site in 2019. Douglass Properties is acting as its own contractor on the current project, which was designed by Architectural Ventures, of Spokane Valley.

Meantime, about 3.5 miles to the northwest, a double-sided loading distribution center under construction at 12315 W. McFarlane Road is on track to be completed by this summer.

The $15 million, 187,000-square-foot structure is being developed by Spokane-based AT Industrial LLC. The building boasts roll-up truck bays on both sides of the building and is being marketed toward e-commerce, logistics, and manufacturing companies.

Architectural Ventures designed the project, and Divcon Inc., also of Spokane Valley, is the general contractor on it.

A few miles to the east, McKinstry Co., a Seattle-based development company with growing Spokane-area operations, plans to build a $5 million, 67,500-square-foot new facility for itself on Granite Avenue, near the Pacific Northwest Technology Park.

Work on the facility was expected to begin last year but was postponed because of issues relating to the pandemic.

The new facility will replace the company’s Spokane headquarters at 850 E. Spokane Falls Blvd.
