Old Interface College building to be converted to rental units

103-year-old structure to be remodeled to house a dozen apartment units

An office-to-apartment conversion is proposed for a 103-year-old commercial building at 502 W. Second, located on the northwest corner of Stevens Street and Second Avenue, in downtown Spokane, according to city of Spokane pre-development conference application information.

Site plans for the three-story building show offices on the first and second floors will be converted into 12 apartment units, including eight studios and four one-bedroom units. The 3,800-square-foot basement will be updated for storage and utility uses.

Additionally, a new carport structure is planned to cover an existing parking lot north of the commercial building, which was occupied by the Interface College-Spokane campus previously.

The estimated construction value listed on the permit application for the project is $1.5 million.

Studio apartments will range between 400 and about 500 square feet in size. The one-bedroom apartments will have over 500 square feet of interior space, site plans show.

Guenther Management LLC, a Spokane-based property management company, operates from the building currently. Guenther Management is governed in part by Erich Guenther and Sergey Kholostov, who also own Stevens Spokane LLC, a Spokane-based real estate company. Stevens Spokane purchased the property for $600,000 in March 2019, records on file with the Washington state Department of Revenue show.

The change-of-use application has been filed by Portland, Oregon-based Propel Studio Architecture Inc.

Representatives of Guenther Management, Stevens Spokane, and Propel Studio couldn’t be reached immediately for comment.

Construction is expected to start in March 2024, according to the application.

 

Project updates:

•Storage Solutions Spokane LLC is developing a $10.8 million storage facility on 4 acres of vacant land at 19311 E. Appleway, in Spokane Valley, according to Spokane Valley building permit information.

Development plans for the property include the construction of a new 504-unit, 72,600-square-foot storage facility; 7,500 square feet of open-air recreational vehicle and boat storage; and a 750-square-foot coffee stand.

Issaquah, Washington-based construction company Sea Con LLC is the contractor for the development, and Site+Plan+Mix LLC, of Woodinville, Washington, is the project architect.

Storage Solutions is headquartered at 4200 S. Cheney Spokane Road, and operates five additional storage facilities in Chattaroy, Deer Park, Liberty Lake, and Nine Mile Falls.

•Entregar Seattle LLC, a Tukwila, Washington-based real estate management company, has purchased 11.3 acres of vacant land at 21602 E. George Gee, in Liberty Lake, for $5.6 million. 

Erik Nelson, Craig Soehren, and Danny Patterson, all of Kiemle Hagood, represented the seller in the transaction.

•A $1.9 million tenant improvement project has been approved at Riverview Corporate Center, located at 16201 E. Indiana, in Spokane Valley, permit information on file with the city of Spokane Valley shows.

According to the permit application, the fourth floor of the five-story, multitenant structure will be renovated for Travelers Insurance Co., a New York-based insurance provider.

Spokane-based Baker Construction & Development Inc. is the contractor, and Powers Brown Architecture, of Houston, designed the project, according to the permit information.

•Spokane-based Fabric Works LLC has expanded operations with the addition of a new Hunter Douglas Gallery showroom, at 818 W. Rosewood, in the same North Spokane multitenant building where it currently operates a fabric and window-treatment store.

The expansion was prompted by continued demand for products and services at Fabric Works, which has been increasing since late 2021, she says.

Previously available by appointment only, Fabric Works now is open 10 a.m.-4 p.m. Monday to Saturday.
