Construction begins on storage condos

Three-phase project to include total of 122 units

Sunset Storage LLC plans to start work on May 1 on the first phase of construction of a 118,000-square-foot luxury condo storage complex, says Jeremy Drager, the project’s owner and developer. 

“In this first phase, we will build 36 luxury condo storage units and a members' clubhouse,” Drager says. 

The contractor for the project is Early Dawn Developments LLC, another company owned by Drager. The construction value for the initial phase is estimated at $4.5 million, he says. 

According to permit information, Overland Excavation Inc., of Sandpoint, Idaho, is providing excavation services. 

The project is planned for a 7.6-acre site located 18 miles north of downtown Spokane at 22111 N. Elk Chattaroy Road. Drager purchased the  property for $550,000 on Nov. 1, 2021, according to Spokane County Assessors records. 

In total, Drager plans to build 122 units in three phases. He expects them to sell for a total of $23 million, he says. 

The condo storage units will include internet capabilities, 125-amp electrical service, a monitored security system, and secured access, Drager says. The units will have basic floor plans, which will allow owners to finish the interior however they like, whether it's building a mezzanine, making it into a man cave, or fitting it for car, recreational vehicle, or boat storage, he says.

According to permit information, the single-story complex will have a height of 28 feet and a footprint of 24,800 square feet.

Drager says he already has deposits from three buyers.

The second phase of construction is expected to begin in spring 2025 and will include 48 units. A date has not been set for the third phase, which will add 38 units to the complex.
