Gee Apartments building sells for $1.1M

14-unit property closed in all-cash transaction

The quick sale of the 14-unit Gee Apartments is attributed in part to the property's prime location near Gonzaga University.

A Liberty Lake-based real estate investment company has purchased for $1.1 million the Gee Apartments, a 14-unit multifamily property located at 817 E. Nora, in Spokane's Logan neighborhood.

The company, The Yan & Zhang The Gee Apartment LLC, purchased the property in an all-cash transaction that closed in 22 days, according to a press release announcing the property sale.

The 5,600-square-foot apartment building is located east of the De Leon's Taco & Bar restaurant, which is at the northwest corner of Hamilton Street and Nora Avenue, and is about five blocks north of Gonzaga University.

The three-story, 13-year-old building, which was previously home to Gonzaga University's men's cross-country team, is Leadership in Energy and Environmental Design certified and features fully furnished bedrooms. Additional amenities include a commercial-grade kitchen, furnished media room, bike storage, a gated parking lot, and three onsite laundry rooms.

Bellingham, Washington-based holding company Arno-WA LLC sold the property, Washington state tax records show.

Max Frame, of Seattle-based commercial real estate brokerage Kidder Mathews Inc., represented the sellers in the transaction.

"The quick sale of the Gee Apartments is a testament to the desirability of well-located, high-quality, well-maintained buildings," Frame says.

The transaction is one of four apartment transactions completed by Kidder Mathews in Washington state in 2024, and one of eight sales in Eastern Washington for the company this year. 

Other Kidder Mathews transactions this year include the sale of the 32-unit Turning Leaf Townhomes complex, located at 20 E. Pineridge Court in Spokane, for $2.8 million in May. A 15-unit multifamily property in Spokane changed hands in April for $880,000. The property also is located near Gonzaga University, at 418 E. Mission. Additionally, in March, an eight-unit multifamily property located at 2012 N. Park Road, in Spokane Valley, sold for $775,000.

Kidder Mathews is a full-service real estate brokerage based in Seattle that averages over $10 billion in annual transaction volume, according to the company's website. Kidder Mathews also manages 55 million square feet of space.
