New subdivision proposed near Latah Valley

Plans call for 47 single-family residential lots on 6 acres

A 47-lot residential subdivision has been proposed along Thorpe Road, south of Interstate 90 and west of U.S. 195, a predevelopment conference application on file with the city of Spokane shows.

The proposed project site is located to the northwest of Latah Valley.

With an estimated construction value of about $2.8 million to prepare the lots for further development, the plans call for two parcels located at 2510 and 2710 S. Thorpe Road to be subdivided.

Together, the two vacant parcels total nearly 6 acres.

The Easy Home Buyer LLC, a Post Falls-based company known for buying homes with cash, owns the properties, both of which were purchased in August for a total of $350,000, Spokane County tax records show.

Spokane Valley-based Whipple Consulting Engineers Inc. is listed as the engineer and surveyor on the project’s preliminary site plan.

Representatives of The Easy Home Buyer and Whipple Consulting Engineers couldn't be reached immediately for comment.

Preliminary site plans show the lots will range in size from about 2,200 square feet to 4,000 square feet.

Plans show three separate rows of lots, with a single road connecting them to Thorpe Road.

The planning information doesn't list a contractor and architect.
