A portion of the Franklin Park Shopping Center property that includes the Burlington Coat Factory building and the neighboring Rite Aid store was sold for $10.2 million to Burlington North LLC, a local development group led by Ben Hawkins and Kevin Edwards.

The combined, roughly 9-acre, two-parcel retail property, located at 5830 and 5840 N. Division, was sold by Burlington Coat Factory Warehouse Corp., according to Spokane County tax records.

In December, the Journal reported that Burlington Coat Factory filed plans to move into a 22,800-square-foot vacant commercial space elsewhere in the Franklin Park Shopping Center, at 5630 N. Division, south of the 141,700-square-foot-space that it occupies for now.

Dallas-based commercial real estate services and investment firm CBRE Group Inc. brokered the transaction on behalf of the seller.

The buyers are considering a variety of redevelopment options, according to a CBRE press release.
