
The Spokane-area home sales market opened 2025 strongly, with 319 single-family homes sold in January, up nearly 12% compared with the year-earlier month, according to data posted by the Spokane Realtors.
The median price for homes sold in January through the association’s Multiple Listing Service was $390,000, up 1.3% from a year earlier.
Inventory at the end of January totaled 934 units, which represents a 2.9-month supply, according to Spokane Realtors. That’s up from 712 units a year earlier, which represented a 2.5-month supply.
The number of new listings for January totaled 773, compared with 631 new listings in the year-earlier month.
The strong start to the new year follows an uptick in activity in the Inland Northwest in 2024.
The number of single-family homes sold in the Spokane area through the MLS last year totaled 5,650, up 2% over sales the previous year, according to Spokane Realtors data.
Meantime, homes sold in Kootenai County totaled 2,450, up over 13% compared with year-earlier sales, according to a separate report from Coeur d’Alene Regional Realtors.
