Wealth Hospitality Group LLC, a Ridgeland, Mississippi-based construction and development company, is proposing the development of a new 25,600-square-foot, 168-room hotel, according to project information under review by the city of Airway Heights.
The proposed development will bring a four-story dual-branded Home2 Suites by Hilton and Tru by Hilton hotel to the growing West Plains community.
Preliminary design plans for the envisioned hotel show the building will occupy the north half of an 8.5-acre piece of long-vacant land located east of an AutoZone retail store at the southeast corner of Sunset Highway and Russell Street.
The property is currently zoned for general commercial uses in the highway corridor zone. A conditional-use permit application has been submitted to Airway Heights, along with an environmental review checklist, as the southern portion of the property falls within an accident potential zone for Fairchild Air Force Base, preliminary application information shows.
Tommy Tomczak, president and CEO of West Plains Business Park LLC, which is the entity that owns the land, says he's looking forward to finally completing the sale of the property, which is contingent on the city's approval of the proposal.
Tomczak has spent the last 20 years strategically acquiring about 40 acres of land around the property and has decided to sell the land as part of his goal to liquidate some of his assets.
"I think it'd be a great addition for Airway Heights," Tomczak says of the proposed hotel project. "But this has been our third delay extending this deal because we aren't getting answers from the city."
An estimated construction cost isn't listed on the planning documents for the project. Other hotel projects under development last year had estimated construction values ranging from $6 million for a four-story, 91-room Cambria Hotel, near Spokane International Airport, to $25 million for a six-story, 126-unit AC Hotel by Marriott, in Coeur d'Alene.
Pullman, Washington-based Syntier Engineering Inc. has prepared the environmental assessment checklist and accompanying conditional use permit application on behalf of the development company.
Cypress, Texas-based Parekh Architects PLLC is the project architect, according to preliminary design plans.
Representatives of Wealth Hospitality Group couldn't be immediately reached for comment.
The proposed development timeline is tentatively set, with groundwork expected to begin this spring and the project could wrap up in fall 2026, environmental information shows.
If approved, the dual brand hotel would be the first Home2 Suites by Hilton in Spokane County and the second Tru by Hilton established here, according to Hilton's website.
