Spokane

Spokane-based Conscious Cafe, which does business as Cultivated Chameleon, has leased a 1,200-square-foot retail space at The Dresden Building, located at 709 N. Monroe, Suite C, for the company's first storefront. Clayton McFarland, of Goodale & Barbieri Co., represented the landlord in the transaction.

Maddie's Corner Cafe LLC, of Spokane, has leased a 980-square-foot restaurant building at the former Dolly's Cafe building, at 1825 N. Washington, where a new cafe and restaurant business is expected to open in June. Andy Butler and Brandon Peterson, both of Kiemle Hagood, handled the transaction.

Dragon Flight Archery has leased 4,000 square feet of office and warehouse space at the Gateway Business Park, 125 S. Arthur, Suite 20, in Spokane, for a new indoor archery training center. Bill Butler, of WEB Properties, represented the landlord, and Doug Byrd, of Byrd Real Estate Group, represented the tenant in the transaction.

Jarvis Properties of Spokane LLC, a real estate investment company, has purchased three heavy industrial parcels with 14,700 square feet of warehouse space in two buildings, along with a one-half acre of yard space, at 3633 E. Nebraska, 3624 E. Joseph, and 5606 N. Freya, in Spokane, for $2.1 million. Matthew Byrd, of SVN Cornerstone, represented the seller. Steven Daines, of Daines Capital, represented the buyer.

Ramka Properties LLC, a Pullman, Washington-based real estate investment company, has purchased 3 acres of land at 5301 E. Upriver Drive, in Spokane, for $1.5 million. Matthew Byrd, of SVN Cornerstone, handled the transaction.

OurGolf Club LLC has leased a 1,000-square-foot retail space in a retail center at 2525 E. 29th, in Spokane, where the Spokane-based golf simulation company has opened a second location. Alex Bowdish, of WEB Properties, represented the tenant in the transaction.

Spokane County has purchased the 71,000-square-foot Monroe Court office building, located at 901 N. Monroe, in Spokane, for $11.4 million. Jeff McGougan, of NAI Black, represented the seller. Michael Sharapata and Jared Smith, both of Jones Lang LaSalle Inc., represented the buyer.

Spokane-based Cozzetto Coin-Op LLC has purchased a 7,200-square-foot warehouse building, at 530 E. North Foothills Drive, in Spokane, for $1.2 million, after leasing the property for about five years. Jim Orcutt and Darren Slackman, both of NAI Black, handled the transaction.

Spokane-based RandE LLC, which does business as Keller Williams Realty Spokane, has leased a 7,200-square-foot office at the Riverfront Office Park, located at 534 E. Spokane Falls Blvd., in Spokane, where the real estate brokerage is moving from an office on Stevens Street, in Spokane. Jeff McGougan, of NAI Black, represented the landlord, and Ty Martin, of Keller Williams, represented the tenant in the transaction.

The Sportsman's Warehouse has renewed its lease of 35,000 square feet of retail space at 6720 N. Division, in Spokane. Chris Bell, of NAI Black, represented the landlord, and Monty Harris, of Newmark & Co. Real Estate Inc., represented the tenant. 

Spokane Valley

Valleyford-based Valleyford Tractor has leased 20,000 square feet of land at 18909 E. Appleway, in Spokane Valley, which it plans to occupy for sales of tractor attachments. Doug Byrd, of Byrd Real Estate Group LLC, handled the transaction.

Scottsdale, Arizona-based AMH Series II WA LLC, which does business as Ageless Men's Health, has leased a 1,905-square-foot medical office in a multitenant building at 11917 E. Broadway, in Spokane Valley, where the national men's health services chain has opened its first clinic in Washington state. Patrick Libey, of Avalon 24 Real Estate, represented the lessor in the transaction.

Otis Orchards

Spokane-based Premier 1031 Inc., as qualified intermediary for Liberty Lake-based holding company State Line Holdings LLC, has purchased a 16,500-square-foot warehouse building, at 5420 N. Corrigan Road, in Otis Orchards, for $2.3 million. Omar Sadaoui, of SVN Cornerstone, represented the buyer, and Mark Lucas, of Kiemle Hagood, represented the seller.

North Idaho

Crime Scene Entertainment, of Bayview, Idaho, has leased a 1,700-square-foot retail space at the Pleasant View Business Center, at 3960 W. Fifth, in Post Falls, where the entertainment company has moved from its previous location in Coeur d’Alene. Craig Hunter and Pat Eberlin, both of Kiemle Hagood, handled the transaction.

Gracie Jiu Jitsu Post Falls has leased 8,200 square feet of retail space at Treaty Rock Center, located at 414 W. Seltice Way, in Post Falls, following a company rebranding from Alpha Jiu-Jitsu. Craig Hunter, of Kiemle Hagood, handled the transaction.

Post Falls-based Group Wholesale Inc., an automobile wholesale company, has leased 3,300 square feet of warehouse space at KWI Plaza, located at 6290 W. Seltice Way, in Post Falls, where the company has moved from elsewhere in Post Falls. Rob Kannapien and Cory Ehrgott, both of Coldwell Banker Commercial Schneidmiller Realty, handled the transaction.

Central Washington Asphalt Inc., a Moses Lake, Washington-based full-service chip seal contracting company, has leased a 2,400-square-foot office at the Ironwood North business center, at 1221 W. Ironwood Drive, in Coeur d'Alene, for an additional office location. Rob Kannapien and Cory Ehrgott, both of Coldwell Banker Commercial Schneidmiller Realty, handled the transaction.

Liberty Lake-based Avalon 24 Real Estate LLC has purchased a 6,600-square-foot office and retail building at 3760 E. Seltice Way, in Post Falls, where the company is relocating from an office in Liberty Lake. Joel Elgee, of Avalon 24, represented the buyer in the transaction.

Teos the Detail Garage has leased a 2,300-square-foot space at 3655 N. Government Way, in Coeur d'Alene, for a new vehicle detail shop that is expected to open in May. Rob Kannapien, of Coldwell Banker Commercial Schneidmiller Realty, handled the transaction.

Hayden-based Geometric Landscape Construction LLC has leased a 2,500-square-foot office in a multitenant building at 10745 N. Government Way, in Hayden, where the company is opening a its first commercial office in May, after operating as a home-based business. Craig Hunter, of Kiemle Hagood, handled the transaction.

ETS Enterprises LLC has leased a 5,200-square-foot industrial space at 133 W. Lions Way, in Hayden, where the Minnesota-based gym chain is expected to occupy the space for a new sports performance training center in June. Craig Hunter, of Kiemle Hagood, represented the landlord, and Michael McNeight, of Colliers, represented the tenant.

Elevated Excavating Inc. has leased a 3,600-square-foot office and warehouse suite in a multitenant building at Bighorn Industrial Park, at 4293 W. Grange in Post Falls, where the commercial excavation contractor is expected to occupy the space in June. Rob Kannapien, of Coldwell Banker Commercial Schneidmiller Realty, handled the transaction.

Fife, Washington-based Buckles Rd Cda LLC has purchased a 4.7-acre industrial development site at 1166 W. Buckles Road, in Hayden. Jack Plaster and Darren Slackman, both of NAI Black, represented the buyer in the transaction.

West Plains

Denver-based real estate investment company Aerohold LLC has purchased 560,200 square feet of Class A manufacturing and distribution space at the former Jensen Distribution Center, located at 10110 W. Aero Road, in Cheney, for $20 million, as an investment. Chris Bell, of NAI Black, represented the seller.

Spokane-based Premier 1031 Inc., as qualified intermediary for Keith A. Johnson, has purchased an 8-unit multifamily complex, at 1804 - 1806 S. Lawson, in Airway Heights, for $995,000. Jordan Lester, of SVN Cornerstone, represented the buyer, and Evan Coffer, of Keller Williams Realty, represented the seller.

Liberty Lake

Ridgeline Square LLC, a Greenacres-based commercial real estate holding company, has purchased a 14-acre vacant development site at 20050 and 20250 E. Country Vista Drive, in Liberty Lake, for $5.1 million as an investment. Bryan Walker, of NAI Black, represented the buyer in the transaction.
