A new industrial park development has been proposed at a 101-acre vacant property in Deer Park, just west of the Deer Park Airport.

Stag Industrial Park, as it will be called, will consist of 43 lots of varying sizes at 2101 E. Sixth, according to project information on file with the Washington State Environmental Policy Act Register.

Bill Griffin, who co-owns the site through Stag Industrial Park LLC, says he hopes for site work to begin as soon as possible, once the project gets through the permitting process.

Griffin also co-owns Spokane-based manufacturer Metal Rollforming Systems Inc., which will be a tenant at the industrial park.

“It’s going to be an expansion,” Griffin says of Metal Rollforming Systems, which will continue operations at its current location at 4511 N. Freya.

Metal Rollforming Systems will occupy the largest of the lots at the proposed park—roughly 20 acres with 112,000 square feet of building area, preliminary project information shows.

“We have a lot of desire to grow, and we’ve got the orders and work to do it,” Griffin says of Metal Rollforming Systems. “It’s kind of an expansion for more capacity. It’s also going to give us some ability to further vertically integrate with some of our capabilities and capacities.”

Metal Rollforming Systems was founded in 1993 and currently has about 100 employees.

Additional tenants haven’t been determined yet at the remaining 42 lots, which will target manufacturing, light industrial, warehousing, and commercial office uses.

The 1-acre lots will have space to accommodate 10,000-square-foot buildings; 1.5-acre lots will support 15,000-square-foot facilities; 2-acre lots will support 20,000-square-foot structures; and 3-acre lots or larger will hold 40,000-square-foot buildings, the project information shows.

“Right now, there’s a lot of large lots up there,” Griffin says. “Most everything on the market was 10-plus acres. We’re trying to cater toward some smaller opportunities.”

Build-to-suit options will be available at the park, Griffin adds.

An estimated construction cost and contractor information are not listed on environmental records for the development, however Griffin is currently working on project plans with Spokane Valley-based Simpson Engineers Inc. and Spokane-based Pro Builders General Contractors LLC.
