Spokane-area home sales continue to outpace 2024

Median price surpasses $450K mark in May

Home sales in the Spokane area this year continue to outpace sales from the same period in 2024.

Closed single-family home sales totaled 586 in May, a 5.8% increase compared to May 2024, when the total was 554, according to the latest Monthly Home Sales Report from the Spokane Association of Realtors.

Year-to-date sales for 2025 totaled 2,160 through May, a 4.2% increase over the same period last year, when the total was 2,073.

May’s median home price was $453,725, a 6.8% increase over May 2024’s median price of $425,000.

Inventory at the end of May totaled 1,229 units, which represents a 2.1-month supply. That’s a 14% increase over May 2024.

New listings were down slightly in May, although year-to-date, new listings are 8.5% higher than the same period last year.
