Median home prices and total sales are up so far this year in both the Spokane and Coeur d’Alene areas, the latest reports from Spokane Realtors and Coeur d’Alene Regional Realtors show.
In the Spokane area, closed sales of single-family homes and condominiums totaled 4,229 through the month of September, a 3.1% increase compared to the same period in 2024.
For the month, closed sales totaled 485, up 3.6% over September of last year.
The median home price for the year through September was $425,000, a 1.2% increase from January through September last year.
For the month, however, the median closed price was $415,000, down 2.4% compared to September 2024.
Inventory is significantly higher in the area so far this year. At the end of September, inventory totaled 1,574 units, which represents a 3.2-month supply. That’s up about 28% compared with the same period last year when there were 1,231 units on the market, which represented a 2.6-month supply. Additionally, new listings were up 9.5% from January to September.
In Kootenai County, single-family homes sold year to date totaled 1,892 in September, a 4% increase compared with the same period last year.
Median home prices continued to climb, reaching $547,250 in September, a 3% increase compared with September 2024.
As of Oct. 3, there were 1,123 active residential listings in Kootenai County, a 1.1% decrease compared with last year.
Homes spent an average of 90 days on the market, a 2.2% decrease compared with September 2024.
