Falls Tower, Koz to be occupied this year

Housing developments to add 260 units to Spokane market

The Spokane Falls Tower luxury condominium project in Spokane's North Bank district is set to be completed in the fall.

Two highly visible residential construction projects near Spokane’s downtown core — Spokane Falls Tower and Koz on West 4th Ave. — are expected to be completed this year.

Koz on West 4th, a $50 million, 210-unit apartment complex under construction at 307 W. Fourth, on Spokane's lower South Hill, will be completed in mid-August, says Joshua Scott, co-founder and vice president of design and development for Snohomish, Washington-based Koz Development LLC.

“We’ll be taking reservations before the end of the school year,” Scott says.

Spokane-based Bouten Construction Co. is the general contractor on the project, and Koz Development designed it. The Spokane office of Seattle-based DCI Engineers, a trade name for D'Amato Conversano Inc., is the project engineer.

The six-story, 81,000-square-foot apartment complex is built over a 108-space parking structure.

While rents aren’t set yet, Scott says Koz on West 4th’s target market will be essential workers, students, and other professionals due to its proximity to downtown Spokane, the University District, and health care centers. Most of the units will be designated as affordable housing units for households earning less than 80% of the area median income.

About a mile north of that site, Spokane Falls Tower, a 12-story, 48-unit luxury condominium building atop one level of underground parking, has been under construction since early 2024 at 700 N. Lincoln, in Spokane’s North Bank district.

Walker Construction Inc., of Spokane, is the contractor on the $27 million project, and the Spokane office of CollinsWoerman Co. designed it. The Spokane office of DCI Engineers is providing civil engineering services.

L.B. Stone Properties Group is developing the 2.3-acre former YWCA site, which was purchased by an affiliate company for $3.2 million in late 2010.

Construction topped out in December, and the project is expected to be completed in the fall.

The tower will include a mix of residential units, including six studio units, 12 one-bedroom units, 23 two-bedroom units, six three-bedroom units, and a reserved penthouse with square footage ranging from about 500 square feet to 3,100 square feet per unit.
