Two projects — a community sports facility and an office building — are planned in Spokane's Hillyard neighborhood.
Valued at a combined $2.25 million, the pair of projects, one remodel and one new construction, are planned less than a mile from each other, according to permit applications filed with the city of Spokane.
Spokane-based youth volleyball nonprofit Spokane Elite VBC is planning a $750,000 conversion project revamping a warehouse into an 18,000-square-foot gym facility with court space, says Nicole Hodl, president of the nonprofit.
The Elite Performance Facility, as it will be called, is planned at 3405 E. Bismark Court, directly east of Hillyard's Harmon Field & Skate Park, she says.
“We'll have basketball, volleyball, pickleball, indoor soccer, and anything you could think of inside of a gym,” she says. “Teams and clubs can rent out courts all year round.”
Both youth and adult club teams will hold practices and games at the facility, she adds.
Hodl, and her husband Ryan, established the nonprofit to provide a safe space for youth to play volleyball, in 2025, she says.
Spokane Elite VBC is leasing the space, she says. T&T Investment Holdings LLC, of Colbert, Washington, owns the property, according to tax information on file with Spokane County.
Following permit approval, crews will install court space, weight rooms, bathrooms, and equipment storage areas, she says. Existing flooring, lighting, walls, and parking will be overhauled as well.
Spokane Elite VBC is raising funds to support the project and is offering sponsorship packages to businesses, Hodl says.
“It's a community hub where people can come and really feel surrounded by community, ... and just explore sports and really see what sports can do for kids and families,” she says.
About a half-mile southeast of the Elite Performance project, Spokane-based Burton Construction Inc. is building a new 10,000-square foot, $1.5 million office building on a vacant lot at 5328 N. Myrtle, according to permit information on file with the city of Spokane.
Burton Construction couldn’t be immediately reached for comment. Russell C. Page Architects PS, of Spokane Valley, is the architect of record. Burton Construction is the contractor, and Great Falls, Montana-based TD&H Engineering is providing engineering services.
Spokane-based Ptarmigan Properties LLC purchased the 4-acre property for $711,200 in 2019, according to tax information.
Burton Construction co-owner Jerry Burton also owns Ptarmigan Properties LLC, information filed with the Washington State Department of Revenue shows.
