Spokane Valley housing developments ramp up

Three projects totaling over 500 units in works

Three new housing projects totaling over 500 living units have been proposed or are underway in Spokane Valley.

In north central Spokane Valley, Renton, Washington-based Ruffhouse Development LLC has proposed 36 townhomes near the northeast corner of Pines Road and Mansfield Avenue.

Renton, Washington-based Urban Design Group is listed as the architect on the site plan included with the predevelopment application. No contractor is listed.

The 21,000-square-foot project to be called Mansfield Townhomes is planned on roughly 1.7 acres of land owned by Ruffhouse Development.

Also included in the project is 76 parking stalls, three of which are Americans with Disabilities Act compliant, and well as landscaping and other site improvements.

A representative of Urban Design Group declines to disclose details for the project.

About four miles east of the Mansfield project, Douglass Properties LLC has proposed its fourth major project of the year, an eight-building, 240-unit apartment complex.

The 132,500-square-foot development, to be called Desmet Apartments, will include a 2,400-sqare-foot clubhouse and associated site improvements and will be located at 16625 E. Desmet Court, at the southeast corner of Indiana Avenue and Desmet Court, east of the Spokane Valley Mall.

A representative of Douglass Properties couldn’t be reached for comment.

The project has already undergone a state environmental review, and the city has issued grading permits.

Site plans included with the predevelopment application show seven of the eight buildings will have 32-units each, while the eighth will have 16 units.

Whipple Consulting Engineers Inc., of Spokane Valley, is the engineer on the project. No architect or contractor is listed.

Floor plans included with the application show the units are expected to have between two and three bedrooms.

On the west side of Spokane Valley near the Spokane boundary, Everett-based Bayside Holdings LLC has proposed six three- or four-story apartment buildings and 54 cottages to be named South Terrace off of south Willamette Street and Carnahan Road.

Predevelopment plans show the project will have 168 apartment units and a total of 715,000 square feet of living space, including the cottages.

The site also will undergo landscaping, according to project plans. Included in the project are also just under 400 parking stalls, 13 of which are ADA compliant. 

Whipple Consulting Engineers is the project engineer, while Mercier Architecture & Planning, of Spokane, is the architect. No contractor is listed on the plans.
