$40M in new multifamily housing project slated

Work includes senior-living, conventional market complexes

Roughly $44 million in new, recently permitted apartment developments are underway in Spokane and Kootenai counties.

In Post Falls, Hayden-based Whitewater Creek Inc. is building a 66-unit senior living apartment community on the 3300 block of east Third Avenue.

ZBA Architecture PS, of Spokane, designed the $3.6 million, 12-building project. 

Total square footage of the project is just under 58,400 square feet, which includes a 2,000-square-foot community building.

Each apartment building will have one story with a maximum building height of 16 feet.

Site plans show the project includes 133 parking stalls, 50 of which will be covered.

Apartment units will be a mix of one-bedroom and two-bedroom units, five of which will meet Americans with Disabilities Act standards.

A representative of the project couldn’t be reached immediately for comment.

In Spokane Valley, Diamond Rock Construction Inc., of Spokane Valley, is developing a 114-unit apartment complex totaling an estimated 144,000 square feet. 

Diamond Rock Construction also is the contractor on the $15.9 million project, which was designed by Bernardo|Wills Architects PC, of Spokane. 

The complex will include four buildings with a mix of one-, two-, and three-bedroom apartments, says Steve Goodmansen, an associate with Bernardo|Wills.

“It’s primarily two-bedroom units,” he says. “There are 78 two-bedrooms, 18 one-bedrooms, and 18 three- bedrooms.” 

The one-bedroom units include one bathroom. The two-bedroom units include either one bathroom or two bathrooms, and the three-bedroom units include two bathrooms. 

The project will be completed in two phases, he says. The second phase will add two more apartment buildings, which will offer studio apartments, he says. 

Goodmansen says the project also will include a club house and a pool.

Construction on the site has already begun, he says, though he notes he’s uncertain when construction will be completed.

A representative of Diamond Rock Construction declines to comment on the project.

In Coeur d’Alene, Anderl Developments LLC is building a 294-unit, 13-building apartment community at 1681 Pampas Lane dubbed The Northern at Coeur d’Alene Place. 

Two apartment buildings and the 4,000-square-foot clubhouse have already been completed, says Hayden Anderl, a broker with Coldwell Banker Schneidmiller Realty, of Coeur d’Alene involved in the project. 

The complex will have a mix of one-, two-, and three-bedroom units, with sizes ranging from 760 square feet to 1,200 square feet of living space.

The 17.3-acre project site is located near Lake City High School.

Also included in the project is 10,500 square feet of commercial space envisioned for restaurants and businesses, Anderl says.

“We’re really trying to create a sense of community,” he says. “It’s within walking distance to three schools, churches, and the high school with its sports events.”

Construction is expected to be completed in the spring of 2020 he says, with the crew currently completing buildings every six to eight weeks. 

The clubhouse includes a demonstration kitchen and a 1,000-square-foot gym. All units are pet friendly, Anderl says, and there is a dog-washing station on site. 

Other amenities include a pool, an outdoor kitchen, a bocce ball area, a putting green, a pickleball court, and an outdoor firepit.

The complex is managed by Greystar Property Management of Spokane, says Anderl, and units are currently available for pre-leasing.
