$14 million apartment complex planned in Post Falls

Complex to have 144 units in total of seven buildings

Construction is underway on a $14 million, 144-unit Crossroads Apartment complex at the northwest corner of Cecil Road and 12th Avenue, in Post Falls.

Liberty Lake-based Rudeen Development LLC is listed as the owner and builder on the project. Building permits also show Colbert, Wash.-based Boydston Engineering is the engineer, although Spokane-based J.R. Bonnett Engineering PLLC designed the attached site plans, and Spokane-based Haines Architectural Services is designing the project.

A representative for Rudeen Development could not be reached for comment.

The complex is being built near the Quad Park Court office complex, which was constructed in 2017 by Hayden developer Mike Nichols, owner of Quad Park LLC.

The overall Crossroads development will occupy a total of 8.2 acres of land, according to permits.

Five 24-unit buildings and two 12-unit buildings are planned. Total square footage of the buildings is over 150,000 square feet. The project also includes a 2,800-square-foot clubhouse with an attached concrete patio.

Jim Haines, architect and owner of Haines Architectural, says all the buildings will be three stories tall, and the apartments will be a mix of studio, one-bedroom, two-bedroom, and a few three-bedroom units. 

Haines says the original owner of the project, Spokane-based McCathren Management, sold the project to Rudeen Development, which has decided to redesign the clubhouse using an architect that the company has previously used, so he is unsure what changes have been made to the structure and what will be offered. 

Eight parking garage structures are planned that will be able to accommodate up to 70 vehicles. Another 274 parking spots also are expected to be available.

Site plans also show plans for eight concrete bike rack pads.

Other site improvements include landscaping around the perimeter of the complex, and at least five ponds or stormwater swales will be installed around the complex, preliminary site plans show.

Other Rudeen developments constructed in recent years include the $13.7 million Villas at Hayden North, near the northwest corner of Lancaster Road and Vernon J. Baker Boulevard, in Hayden; the $31.3 million, 320-unit Blue Point Apartments, in the Wandermere area north of Spokane; the 96-unit Bel Cielo Apartments, near the southeast corner of state Route 41 and 16th Avenue in north Post Falls; the $13.1 million, 107-unit Northwood Heights Apartments, at 9118 E. Columbia Drive; and the $14.8 million, 135-unit Mirabolante Apartments, at 16102 E. Broadway in Spokane Valley.

According to Rudeen’s website, it also plans to develop a $15.7 million Crown Pointe apartment complex, also in Post Falls, and Beau West, an undisclosed project in an unlisted location.
