$13.7 million apartment complex planned in Hayden

Complex to have 96 units in Hayden Village first phase

The city of Hayden has issued building permits for a $13.7 million, 96-unit Villas at Hayden North apartment complex at the northwest corner of Lancaster Road and Vernon J. Baker Boulevard, in Hayden.

The building permits are part of the first phase of a larger planned unit development for Coeur d’Alene-based Hayden Village LLC, according to the developer’s project narrative on file with the city of Hayden. The overall development includes a total of 64.4 acres of land, the narrative says.

Rudeen Development LLC, of Liberty Lake, is the contractor on the project. A site plan included with building permit application information shows Milbrandt Architects Inc., of Bellevue, Wash., is designing the project.

Representatives for Rudeen Development couldn’t be reached for comment.

Hayden Village LLC also plans to develop 190 lots for single-family homes, in addition to the apartment complex, as part of the first development phase, the narrative says. 

Sixteen six-unit apartment buildings will be constructed in the Villas at Hayden North. The project also includes a 2,400-square-foot building for a recreational center and leasing office. Four garage structures also will be built. In total, 21 buildings will be constructed, the building permits indicate.

Many of the multifamily buildings will include 9,300 square feet of total space, while some will have 6,500 square feet of space, the building permits say.

The narrative says Hayden Village also plans to develop recreational trails, open space areas, and a “pocket park.” The proposed park would be 1.4 acres and contain a pavilion, play area, and half-court basketball court. It would also include five parking spots, says the narrative.

Elsewhere in the Inland Northwest, other recent Rudeen developments include the $31.3 million, 320-unit Blue Point Apartments, in the Wandermere area north of Spokane; the 96-unit Bel Cielo Apartments, near the southeast corner of state Route 41 and 16th Avenue in north Post Falls; the $13.1 million, 107-unit Northwood Heights Apartments, at 9118 E. Columbia Drive; and the $14.8 million, 135-unit Mirabolante Apartments at 16102 E. Broadway, in Spokane Valley.
