Work starts on $20 million-plus Cd'A apartment complex

The Northern development will include 294 living units, two commercial buildings

A new apartment complex is going up at the intersection of Hanley Avenue and Ramsey Road in Coeur d’Alene, north of Lake City High School.

To be called The Northern at Coeur d’Alene Place, the complex will consist of 12 three-story apartment buildings with 24 living units each, a clubhouse, and two commercial buildings. The commercial buildings will be two-story structures that each will have three living units above them, bringing the total number of living units to 294 when The Northern is fully developed.

The apartment buildings will range in size from 22,000 to 27,000 square feet of total living space. The commercial buildings will have about 6,000 square feet of space.

So far, the city of Coeur d’Alene has issued building permits for two 24-unit apartment buildings and a community building valued at a total of $4.7 million. By extrapolation, that would put the total construction value of the complex at well over $20 million.

Owner and Coeur d’Alene developer Thomas Anderl, of Anderl Development LLC, says the 17.2-acre site will include a variety of amenities for residents. Site plans show a pool, a putting green, a community garden, and a bocce ball court in the common green area at the center of the complex. 

“It’s a little bit more contemporary architecture than other (complexes) in the area,” says Steve Goodmansen, architect at Spokane-based Bernardo|Wills Architects PC. 

Goodmansen says construction began in early May.

“They’re going to work building by building and lease out as they get built,” he says. 

JCW Construction LLC, of Hayden, is the contractor on the project. 

Anderl says the site was previously farmland and is part of Coeur d’Alene Place, a housing development created by Liberty Lake-based Greenstone Construction LLC, which does business as Greenstone Homes.

 He estimates the entire project will take about two years to complete, placing the finish date in spring of 2020.

Site plans show the first phase of the project involves constructing eight of the apartment buildings, the clubhouse, and the common green area. 

Phase two will involve construction of the remaining four apartment structures as well as the planned commercial buildings.
