Townhome-style rental project rises in Hayden

$6.5 million development includes 55 housing units

Level Ground LLC, of Post Falls, is developing 55 townhome-style rental units with a total construction value of $6.5 million in the Avery Estates subdivision in Hayden.

The project will include nine buildings, each with four to eight living units, on 5 acres of land, says Chris Cheeley, who heads Level Ground.

The subdivision is located in central Hayden, a few blocks east of U.S. 95, about six miles north of the Interstate 90-U.S. 95 interchange.

Each two-story unit will have two bedrooms in 1,200 square feet of living space and a garage, he says.

“They will be pretty nice, with central air and gas heat, and granite countertops,” Cheeley says.

He says monthly rents for the units likely will run $1,100 to $1,200.

Lake Ridge Homes LLC, of Hayden, is the contractor on the project, and Momentum Architecture Inc., of Coeur d’Alene, designed it.

Cheeley says the first units will be ready to occupy around December, and he anticipates the entire project will be completed by May.

Cheeley says the Avery Estates units are Level Ground’s first residential project, although he has developed retail buildings for Verizon Wireless.

Avery Estates is a planned-unit development first approved in 2008.

Cheeley says 16 previously constructed townhomes there are separately owned.
