Rowand Commerce Park planned near Geiger interchange

Three tenants sign intent letters, others negotiating

An affiliate of West Plains construction equipment dealer Rowand Machinery Co. plans to launch next year the first phase of a 60-acre commercial development to be named Rowand Commerce Park, says Doug Byrd, the leasing agent for the park.

Byrd, owner-broker at Byrd Real Estate Group LLC, of Spokane, says three prospective tenants have signed letters of intent, and a fourth commitment is nearly secure.

Although he declines to identify them, Byrd says they will be office, manufacturing, and distribution tenants in multiple buildings.

“We’re looking to develop 25,000 square feet next year,” he says.

The development site, most of which is owned by the developer, Rowand & Associates LLP,  is on the north side of Interstate 90, just northeast of the Geiger Road interchange. The property surrounds Rowand Machinery, at 6210 W. Rowand Road, and the state-owned Washington State Patrol facility, at 6403 W. Rowand.

Byrd says the developer also has begun negotiations with two other potential tenants, each of which would need 25,000 to 50,000 square feet of space.

“We’re talking to a group from outside the area that would add a substantial number of jobs,” he says.

The development also has some retail prospects, he says.

The land is zoned for commercial and light-industrial land uses.

Marketing materials show Rowand Commerce Park will have up to 35 lots ranging in size from 15,000 square feet to 5 acres, depending on tenant needs and market conditions.

Byrd says the developer can build structures to suit tenants. Garco Construction Inc., of Spokane, is the preferred contractor for the development, although tenants also can select their own contractors, Byrd says.

Rowand Machinery sells and leases construction and forestry equipment, including equipment manufactured by John Deere, Hitachi Construction Machinery Co., and Trail King Industries Inc. 

Rowand Machinery also has dealership locations in Hayden, Idaho, and Pasco, Wash.
