Light-industrial park to be developed in Post Falls

60-acre gravel pit to be redeveloped

Bessie Lane Rentals LLC, a Spokane Valley real estate investment and development company, has bought 60 acres of land at 1101 N. Beck Road, in Post Falls, and plans to develop a light industrial park there, says John Conard, who co-owns the company.

Conard says the development company has long-term plans to develop a number of lots to sell to light-industrial users.

The land formerly was the site of a Central Pre-Mix Concrete Co. gravel pit.

“First we’re going to bring in material and fill the hole in,” he says.

Conard says Bessie Lane Rentals was formed prior to the Beck Road property transaction, and the company doesn’t plan to develop rental projects there as the full name might imply.

Commercial brokers Craig Hunter and Rob Kannapien, both of Coeur d’Alene-based Coldwell Banker Commercial Schneidmiller Realty, negotiated the real estate transaction.

 

Retail & Office

Dan Duvall, of Hayden, has bought 5 acres of land at the southwest corner of Lancaster Road and U.S. 95, in Hayden, where he plans to develop a convenience store. Craig Hunter and Rob Kannapien, both of Coldwell Banker Commercial Schneidmiller Realty, and Josh Carothers, of Keller Williams Realty Coeur d’Alene, handled the transaction. Duvall also owns Beverage Shack, in Coeur d’Alene, Hauser Smoke Shop, and Hayden Qwik Stop.

Best in the West Tax Services LLC, which does business as a franchisee of Virginia Beach, Va.-based Liberty Tax Service, has leased 1,600 square feet of space at 12029 E. Sprague for a Spokane Valley office. Colin Conway, of Kiemle & Hagood Co., and Andy Butler, of WEB Properties, handled the transaction.

Lily Kate, a new children’s clothing boutique, has leased 1,700 square feet of retail space at 1818 Second, in Cheney, where the store plans to open in coming weeks. Colin Conway and Chad Carper, both of Kiemle & Hagood Co., handled the transaction.

 

Commercial

Sharp Family LLC, of Renton, Wash., has bought the assets of Trentwood Storage Inc., which include five buildings with a total of 129 self-storage units located at 13215 E. Trent. Jeff Ottmar, of SVN Cornerstone, and Pat Mutzel, of Colliers International, handled the transaction.

American Medical Response Ambulance Service Inc., a Greenwood, Colo.-based medical transportation company, has leased 7,000 square feet of space at 530 E. North Foothills Drive, where it plans to expand its Spokane-area operations. Darren Slackman and Grant Person, both of NAI Black, and Dan Cantu, of Cantu Commercial Properties LLC, handled the transaction.

 

Investment

Water Works Properties LLC, a Wenatchee, Wash.-based real estate company, has bought a 1,500-square-foot commercial condominium at Silver Mountain Resort, at 604 Bunker Ave., in Kellogg, Idaho. Craig Hunter and Rob Kannapien, both of Coldwell Banker Commercial Schneidmiller Realty, and Bonni Gordon, of SCO Real Estate, handled the transaction.
