Jefferson-Norman project to feature high-end condos

Prime Real Estate Group, of Spokane, is marketing eight upscale residential condominiums that are under renovation in the Jefferson and Norman buildings downtown, says Melissa Murphy, owner and managing broker at the real estate company.

Yellow Door Properties LLC, of Spokane, earlier this year bought the attached three-story Jefferson and Norman buildings at the southeast corner of Jefferson Street and First Avenue. The buildings, which were constructed in 1908 and 1909, are being redeveloped with retail and office space on the first floor and the residential units on the second and third floors.

The residential units will be sold as shells, meaning walls and floors will be complete with clean surfaces, and a heating system will be installed, Murphy says.

The condominium shells will be ready for owners to finish interior work starting in June, she says.

The units range in size from 1,900 to 4,000 square feet of living space, and they’re priced at roughly $155 per square foot, which equates to $295,000 to $620,000 for the shell alone, Murphy says.

“We just started marketing them and two are presold,” she says. “There’s some very strong interest already.”

Superb Construction, an affiliate of Salvage Construction Inc., of Wallace, Idaho, is the contractor for the renovations.

Separately, Prime Real Estate Group is launching a magazine, “Prime Living,” that will feature unique and high-end homes in Spokane, Kootenai, and Bonner counties, some of which will be on the market and some of which will be owner-occupied homes, Murphy says.

Prime Real Estate Group will self-publish the periodical on a quarterly basis, she says.

The magazine will be mailed to affluent residents, and distributed through Prime Real Estate Group agents to select contacts. Brokerages that Prime Real Estate has relationships with throughout the West also will receive the magazine, she says. Prime Living also will be available online.

Investment & Development

CK Ventures LLC, of Vancouver, Wash., has bought as an investment, a 2,800-square-foot industrial building at 122 N. Napa. Mike King, of NAI Black, handled the transaction.

Five Star Concrete Inc., a Spokane Valley concrete contractor, has bought two parcels of land totaling 1.2 acres in the Fosseen Business Park, at 4313 S. Fosseen Road, on the West Plains, where it plans to develop an office, warehouse, and equipment-storage complex. Mike Bradley, of SVN Cornerstone, and Dick Edwards, of Hawkins Edwards Inc., handled the transaction. Five Star Concrete currently is based at 6225 N. Malvern Road.

Retail & Office

Geneva Woods Pharmacy Inc., an Anchorage-based medical equipment retailer and supplier, which does business here as Geneva Woods Health & Home, has leased 2,700 square feet of space in the Spokane Business & Industrial Park, at 3808 N. Sullivan Road, where it has moved its Spokane-area operations from smaller quarters at 216 W. Indiana. Chase Breckner, of Crown West Realty LLC, and Steve Peterson, of Coldwell Banker Tomlinson North, handled the transaction.
