Downtown auto service garage buys own building

Mechanic's Pride's move due to big Lexus project

Mechanic’s Pride Tire & Automotive Inc., a Spokane-based auto service business, has bought a 13,600-square-foot, single-story building at the northeast corner of Second Avenue and Jefferson Street and plans to move there from its longtime flagship location.

Mike Federico Jr., manager of Mechanic’s Pride, which his father owns, says the service garage must move from its current location at the northwest corner of Third Avenue and Monroe Street to make room for the Larry H. Miller Lexus Spokane automobile dealership expansion project.

The move will be complete by Jan. 1, Federico says.

The building that Mechanic’s Pride will occupy, the former site of Rohrer’s Select Cars auto dealership at 1126 W. Second, is larger than the business’s current quarters at 1002 W. Third, he says, adding that the new space will enable it to grow in the future.

Mechanic’s Pride, which has been in business for 26 years, has eight employees at its downtown location, including the Fredericos. It also operates an automotive shop at 523 N. Pines Road, in Spokane Valley.

The Lexus dealership, a portion of which is next door to Mechanic’s Pride downtown garage, at 1030 W. Third, is in the midst of a multimillion dollar renovation and expansion project.

Real estate agents Sam Morse, of Cantu Commercial Properties LLC, and Brian Anderson, of NAI Black, negotiated the Mechanic’s Pride transaction. 

Office & Retail

Jessica Stultz, of Spokane, has leased 1,000 square feet of office space in the Shadle-Alberta Building, at 2603 W. Wellesley, and plans to open a new Edward D. Jones & Co. financial services office there in April. Marc Mowrer, of Kiemle & Hagood Co., handled the transaction.

Spokane Handweavers’ Guild, a textile-arts membership nonprofit, has leased 650 square feet of space for its first permanent location at the former MonkeyBoy Bicycles LLC shop site at 606 W. Garland. Don Jamieson, of NAI Black, handled the transaction.

Eugene Bates, doing business as Screaming Deals Auto Sales LLC, a new Spokane used-car dealership, has leased a 1,300-square-foot building on a half-acre lot at 3101 N. Division. Jody Johnson and Chris Bell, both of NAI Black, handled the transaction.

Expansion & Investment

Accuflo Air Systems, a Spokane Valley heating and air-conditioning contractor, has leased 6,400 square feet of space in the Spokane Business & Industrial Park, at 3808 N. Sullivan Road, and has moved there from smaller quarters in the Montgomery Business Park, at 9922 E. Montgomery Drive. Chase Breckner of Crown West Realty LLC, handled the transaction.

Winkler Brothers Land & Timber Co., a Newman Lake road construction contractor, has bought 12.5 acres of land at 35313 E. Kildea for future expansion. Mike King and James S. Black III, both of NAI Black, handled the transaction.

Hamilton Street Apartments LLC, of Spokane, has bought as an investment a four-story, 42-unit apartment building at 902 E. Boone Ave. for $1.8 million. Larry Soehren and Casey Brazil, both of Kiemle & Hagood Co., and Mitch Swenson, of NAI Black, handled the transaction.
