North Side retail building bought for $7.5 million

Structure occupied by Michaels, Cash&Carry

AB Management LLC, a Woodinville, Wash.-based real estate investment company, has bought a two-tenant retail structure on Spokane’s North Side for $7.5 million.

The 51,800-square-foot, one-story building at 7630 N. Division is occupied by a Michaels Stores Inc. arts & crafts outlet and a Cash&Carry wholesale food distribution outlet.

John Hillier and Cory Barbieri, both agents with Spokane-based commercial real estate brokerage Goodale & Barbieri Co., negotiated the transaction between the AB Management and former joint owners TCRC Properties One LLC and Triple C Properties Two LLC, both of Wenatchee, Wash.

Goodale & Barbieri will continue to manage the property.

Spokane County Assessor’s records show the building was constructed in 1978 and remodeled in 1998.

The building is part of retail center that includes several buildings under separate ownerships that are occupied by Grocery Outlet, Dollar Tree, Furniture Row, The Onion, Noodle Express, and Old European Breakfast House.

Office

Hartwig Health PS, a new family medical practice, has leased 1,800 square feet of office space in the Quail Run Professional Campus, at 2204 E. 29th on Spokane’s South Hill. Matthew Byrd, of Cornerstone Property Advisors LLC, and Jon Jeffries and Brian Anderson, both of NAI Black, negotiated the lease.

Affordable Insurance Group Inc., of Spokane, an Allstate agency, has leased 1,300 square feet of space in a multitenant building at 1908 W. Northwest Blvd. Colin Conway, of Kiemle & Hagood Co., and Levi McCormick, of SDS Realty Inc., handled the transaction.

Retail

CCH1992, which does business as The Great Frame Up, a Spokane-based custom-framing chain, has leased 1,700 square feet of space in a retail center at 8701 N. Division. Carl Guenzel, Erik Nelson, and Colin Conway, all of Kiemle & Hagood, handled the lease. The Great Frame Up also has outlets in the NorthTown Mall, at 4750 N. Division, and in the Spokane Valley Mall, at 14700 E. Indiana.

Wesley Communications, a satellite television service retailer, has leased 1,200 square feet of retail space at 4010 E. Seltice Way, in Post Falls, and has moved there from a home base in Liberty Lake. Jim Koon, of NAI Black, handled the transaction.

Fairway Independent Mortgage Corp., a Madison, Wis.-based residential mortgage company, has leased 3,000 square feet of floor space on the third floor of the Paulsen Center, at 421 W. Riverside, and has opened a Spokane office there. Don Jamieson, of NAI Black, handled the lease.

Rockwell Arms Inc., a Sandpoint, Idaho-based firearms and ammunitions dealer, has leased 2,700 square feet of floor space in a multitenant retail center at 225 W. Appleway, in Coeur d’Alene, where it has opened a gun store. Chris Bell, of NAI Black, handled the transaction.
