$4 million West Plains distribution facility planned

Structure to be built at Thorpe, Grove; cost put at about $4 million

Millson LLC, a Spokane Valley company managed by builder-developer John G. Miller and his wife, Sue, plans to develop a speculative warehouse-distribution building at the southwest corner of Grove and Thorpe roads on the West Plains, Miller says.

He estimates the total cost of the project at about $4 million.

The planned 67,500-square-foot structure will be erected on a 4-acre, light industrial-zoned site that Millson bought about a month ago, Miller says.

It will be constructed with insulated, tilt-up concrete panels, will have an inside ceiling clearance of at least 24 feet, and will offer both dock-high and drive-in truck loading and unloading capability, he says.

It will be able to accommodate from one to five tenants, he says.

Construction probably will start by early summer and should be completed this fall, Miller says.

Architectural Ventures, of Spokane Valley, is providing design services on the project, and Divcon Inc., a Spokane Valley commercial construction company that Miller founded in 1976 and now chairs, will be the general contractor.

Jamie Traeger, of JMA Commercial Real Estate LLC, of Spokane Valley, will be the leasing agent for the building, he says.

Traeger, who is the Millers' daughter, also is the property manager and leasing agent for Pinecroft Business Park, in Spokane Valley.

Miller spearheaded the development of that partially completed 90-acre business park, beginning in the late 1990s.

The site on the West Plains where the warehouse-distribution building is to be constructed is just southeast of the Geiger interchange on Interstate 90.

Miller says the property became available, and he discovered through some independent research that there was little Class A-type insulated distribution space available for lease on the West Plains.

As the economy improves, Miller says he expects the demand for space in the building to be strong. Because of the location, the building likely will be attractive to prospective tenants who distribute products into the downtown area or who serve West Plains businesses, he says.
