Retirement communities rise in North Spokane, Valley

Three large projects to be finished by early 2023

Three large senior-living projects valued at a combined $195.3 million are progressing in the Spokane area. 

In North Spokane, the Rockwood at Whitworth retirement community project is entering its second phase. Rockwood Retirement Communities is spending $150.3 million total to redevelop its North Spokane location, at 101 E. Hawthorne Road.

Eowyn Sallis, director of marketing for the organization, says the first phase, called Palvella Glen, which offers assisted-living and memory care services, was completed in spring 2021.

The second phase, which Sallis says currently is unnamed, consists of 117 independent-living units as well as common spaces and amenities. Work on the second phase is well underway.

“They’re working on getting the complete structure dried in,” Sallis says. “We still have probably another 12 to 14 months of construction on the second phase.”

The redevelopment of both phases was designed by Spokane-based NAC Architecture, and is being built by Walker Construction Inc., also of Spokane.

The four-story independent-living facility will have three dining venues, an event center, a movie theater, a salon and spa, and an art studio.

Sallis says 96% of the units in the independent-living portion of Rockwood at Whitworth have presold.

In Spokane Valley, the 180,000-square-foot Affinity at Mirabeau Point project is nearing completion. The 170-unit senior residential community is being built by Spokane-based development company Inland Group. Keith James, development lead at Inland Group, says the $25 million project is on track to be completed this August.

Stephanie Stobie, head of marketing at Inland Group, says work has begun on exterior finishes.

Located on about 6 acres at 13525 E. Carlisle, Affinity at Mirabeau Point will offer studio, one-bedroom, and two-bedroom apartment homes. Stobie says the community amenities will include an indoor saltwater pool, a movie theater, and a pub. The community is pet friendly, Stobie adds.

The Mirabeau Point project will be the Affinity brand’s fourth location in the greater Spokane area. The others are in North Spokane, on Spokane’s South Hill, and in Coeur d’Alene. 

Also in Spokane Valley, about six miles east of Affinity at Mirabeau Point, construction is underway on Magnolia Place Assisted Living.

Bellingham, Washington-based Dawson Construction LLC is the contractor on the 53,400-square-foot, single-story facility rising on a 4.5-acre site at 16512 E. Desmet Court. Matthew Kienbaum, foreman at the Spokane office of Dawson, says Magnolia Place is on track to be completed by January 2023. The project is valued at $20 million, planning documents show.

In total, Magnolia Place is expected to have up to 124 residents in 80 assisted-living cottages and 44 memory care units. The building will be divided into two areas. The north portion of the building will contain the memory care facility, and the assisted-living facility will occupy the south part of the building.

The facility’s parking lot will include 79 parking stalls, site plans show.

The assisted-living and memory care facility is owned by Spokane-based Hanson Industries Inc. According to Spokane County assessor’s records, Hanson Industries bought the property in January 2021 for about $2 million.
