Magnolia Place senior complex planned in Spokane Valley

Assisted-living, memory-care center to have up to 124 residents

Work on an assisted-living and memory care facility in Spokane Valley is expected to begin this winter, according to preliminary planning documents filed with the city.

An environmental checklist shows the 53,400-square-foot, single-story Magnolia Place facility will be built on a 4.5-acre site at 16522 E. Desmet Court. The site is at the southwest corner of Desmet and Indiana Avenue, just north of Interstate 90.

The facility is expected to have up to 80 assisted-living units and 44 memory care units, for a total capacity of 124 residents. About 40 people are expected to be employed at the facility, the checklist shows.

Spokane-based Hanson Industries Inc. is the owner of the project.

The project manager, Olympia-based RJ Development LLC, couldn’t be reached immediately for comment.

The environmental checklist, which is required under the Washington state Environmental Policy Act for certain projects larger than 12,000 square feet, shows that clearing, grading, and construction on the undeveloped site are slated to begin this winter. As part of the grading work, about 5,000 cubic yards of soil will be trucked in. A completion date for the project isn’t listed.

Whipple Consulting Engineers Inc., of Spokane Valley, is listed on the environmental checklist as the project’s engineer.

A contractor isn’t listed in the preliminary information. 

The estimated construction price is listed at $750,000. 

The building will be divided into two areas, according to the checklist. The north portion of the building will contain the memory care facility, and the assisted-living facility will occupy the south part of the building. 

The facility’s parking lot will include 79 parking stalls, site plans show.

In 1999, Hanson Industries bought 113 acres of vacant land along the interstate, including the future site of Magnolia Place.
