Over 200 living units await approval for three projects in Spokane County

Estimated construction value is over $24M combined

Building permit applications are pending for three multifamily developments with over 200 apartment units and a combined estimated value of $24.6 million, records on file with the city of Spokane and Spokane County show.

On the South Hill, on about 4 acres of vacant land west of Southeast Boulevard, a 96-unit, $13.5 million apartment complex, tentatively dubbed 31st Multifamily, is under development.

Cap 31st Avenue Residences LLC is the owner of record, having purchased the land for $2.5 million in December, tax information shows.

T.W. Clark Construction LLC, of Spokane Valley, is the general contractor, and Evan Verduin, of Spokane-based Trek Architecture, is designing it, according to permits on file with the city of Spokane.

As planned, each of the three buildings will have four, 6,000-square-foot floors and 32 rental units.

On Spokane's North Side, at 905 E. Hastings Road, Slide Rock LLC, a Spokane-based real estate and property management company, is developing the Hastings Apartments project.

The 2-acre property will have a total of 72 units in two buildings with a combined construction value of $5.8 million, according to permit information on file with Spokane County.

Boies Construction LLC, of Colbert, is the contractor, Russell C. Page Architects PS, of Spokane Valley, is the project architect, permit data shows.

In west Spokane, at 1620 N. River Ridge Blvd., two three-story, 19,000-square-foot, 24-unit apartment buildings are planned for the second development phase of the Redband Apartments, permit information on file with the city of Spokane shows.

Spokane-based real estate investment company RR7 Properties LLC, which is governed by Dave Black, who is CEO of the NAI Black commercial real estate brokerage, owns the property. 

The design-build team for the $5.3 million development is comprised of Spokane Valley-based Mercier Architecture & Planning and Spokane-based Yost Gallagher Construction LLC.
