Multifamily projects in Spokane area add over 1K units

Construction valued at over $240 million in all

March 30, 2023

Five ongoing and planned multifamily developments in the Spokane area will have more than 1,100 residential units, with a total construction value of over $240 million.

In northwest Spokane, framing on the first of two multifamily buildings at the $10 million Millennium on Monroe mixed-use development, at 2002 N. Monroe, will wrap up soon.

The design-build team includes Baker Construction & Development Inc. and Bernardo Wills, both of Spokane.

The development, which will occupy an entire city block, will have a total of 89 living units and include 30,000 square feet of commercial space.

Antony Chiang, founding partner and general manager of Millennium Northwest LLC, says the development’s frontage along Monroe Street is slated for completion by October.

About two miles west of Millennium, south of Spokane Falls Community College, two of the four, 24-unit buildings planned for the Redband Apartments are on track to be completed this summer, says property owner Dave Black.

The first two structures are valued at about $8.5 million. Black says the second phase for the remaining two buildings is on hold due to cost increases.

Spokane-based Yost Gallagher Construction LLC is the general contractor on the project, and Mercier Architecture & Planning, of Spokane Valley, designed it.

On Spokane’s North Side, permits have been filed and site work has started for Magnesium Village, a 504-unit complex at 849 E. Magnesium.

Planning documents on file with the city of Spokane show an estimated construction value of $138 million.

Spokane Valley-based T.W. Clark Construction LLC is the general contractor, and Palouse, Washington-based Hoist LLC is the architect.

In Spokane’s University District, Scottsdale, Arizona-based Sagamore Spokane LLC is developing The District, a $62 million, four-building, 298-unit apartment complex at 1055 E. Martin Luther King Jr. Way.

Garco Construction Inc., of Spokane, is the general contractor for the development, and ALSC Architects PS, of Spokane, designed it.

On the lower South Hill, the Koz on 4th multifamily development will offer over 200 apartment units in two buildings at 307 W. Fourth.

A construction estimate isn’t listed on the pre-development application.
