New professional building proposed near Northpointe Plaza

Developers seek approval for $1.8M office structure

August 15, 2024

A real estate property investment company is proposing a new $1.8 million professional office building in North Spokane, according to pre-development permit information on file with the city of Spokane.

NNPB LLC, of Spokane Valley, owns the 2.2-acre piece of land eyed for the project, as well as another 2-acre property east of the site.

Design plans for the project call for the construction of a 6,000-square-foot eye care-related office building at 9921 N. Nevada, east of the Northpointe Plaza shopping center.

The site already has a two-story, 11,600-square-foot office building, dubbed the Nevada Professional Building.

If the project moves forward, the proposed structure will occupy the northern portion of land there, where a small parking lot is currently located, design plans show.

Fusion Architecture PLLC, of Spokane, is designing the early plans for the project, according to permit data. No contractor is listed on the permit application.

Spokane Valley-based development company Legacy Group Development is involved as a project consultant, according to planning documents.

Representatives of Legacy Group Development couldn't immediately be reached for comment.

Jared Silvey, vice president and co-owner of Silvey Construction Inc., and who is part of the ownership group that operates the Legacy Group, previously told the Journal that the dental and medical office market in the Spokane area has been in strong demand in recent years.

The development company also is involved in a $4.2 million, 14,600-square-foot professional office building project in Spokane Valley to be completed in 2025, as previously reported by the Journal.

Health care-related office properties are expected to continue driving business for the development group despite economic headwinds, as there's always a need for these services, Silvey said of the demand.
