The Millworx developer will erect a clock tower this year at the roundabout at Fourth Avenue and Idaho Road, in Post Falls.
| Robert JacobsOver 200 residential units have been built at the Millworx development in Post Falls, and a 151-room hotel is expected to be completed by year-end, says Robert Jacobs, a real estate agent with Coldwell Banker Schneidmiller Realty.
The entire Millworx development is valued between $150 million and $200 million.
Spokane-based A&A Construction & Development Inc. plans to build a total of about 685 residential units and 104,000 square feet of commercial space on the 50-acre site.
The project, which broke ground in the spring of 2022, is an urban city center development rising just east of Post Falls City Hall on the grounds of the former Idaho Veneer Co. mill, centered at 704 E. Fourth.
The initial construction phase that includes 121 townhomes and multifamily residences is complete, and townhomes are for sale for about $800,000 each.
A four-story mixed-use project dubbed North Yards at Millworx also is complete. Located at 949 E. Fourth, the 8,400-square-foot development is comprised of two buildings connected by a sky bridge with commercial space on the ground floors, resident amenities on the second floors, and 68 multifamily units on the third and fourth floors, Jacobs says.
He adds that the North Yards development has three retail commercial spaces available for lease on the ground floors, ranging from 1,700 square feet to just under 2,000 square feet. One of the commercial spaces also is set up for a drive-thru business, he says.
Just east toward Seltice Way, at 502-510 E. Fourth, the West 44 apartments feature 44 multifamily units with living space ranging from 625 to 1,100 square feet.
On the northwest corner of Fourth Avenue and Seltice Way, construction of a 151-room Hyatt Place hotel is underway and expected to be completed and operational by December, Jacobs says.
The 112,700-square-foot hotel is valued at about $23 million.
Kindred & Co. Bookstore & Bistro is located at 851 E. Fourth, on the northeast corner of the Idaho Road and Fourth Avenue roundabout. The two-story, 14,000-square-foot bookshop is valued at $5 million and was constructed by Spokane-based Leone & Keeble Inc.
A&A Construction has also commissioned the design and installation of a new clock tower, Jacobs says. The $115,000 feature will be placed prominently at the roundabout intersection at Fourth Avenue and Idaho Road this year.
