$10M project calls for three more buildings at complex

One hundred and eight apartment units are set to be built at 47 South Apartments southwest of Spokane International Airport.

Spokane-based A & A Construction & Development Inc. is planning to build an additional 108 apartment units at 47 South Apartments, a residential development near the Garden Springs Road exit off of Interstate 90, according to permit information on file with Spokane County.

A & A Construction is the contractor for the $10 million project; it is owned by WJL LLC, which is owned by William Lawson, president and owner of A & A Construction.

Lawson did not respond to the Journal's request for comment.

Located on 7 1/2 acres at 4721 W. Garden Springs, plans call for the construction of three 36-unit, three-story buildings. Each proposed building will range in size from about 34,000 to 36,000 square feet, according to permit details.

According to permit information, the first phase of the 47 South Apartments development, located at 4719 W. Garden Springs, was completed in 2024 and consists of 216 apartments spread across six three-story buildings on about 15 acres.

The development's existing units offer four different floor plans ranging from studio apartments to three-bedroom, three-bathroom apartments, according to the 47 South Apartments website. Monthly rates are listed between $1,200 and $1,800 per unit. Apartment amenities include 24-hour maintenance, dishwashers, in-unit washers and dryers, air conditioning, and room-controlled heating.

Community amenities listed at the site include a 24-hour gym, assigned carports, garages for rent, a pickleball court, a three-season outdoor community kitchen and lounge, a golf simulator, and pet areas.

A & A Construction is the developer behind some notable real estate projects in the region, including the Granite Pointe apartment complex, a 500-unit complex at 12707 E. Main in Spokane Valley that sold for $145 million, and the Millworx Development in Post Falls. Millworx is a 50-acre, $150 to $200 million urban center taking shape on the former Idaho Veneer Co. mill site at 704 E. Fourth, where A & A plans to build a total of 700 residential units and over 100,000 square feet of commercial space.
