
A Spokane Valley-based developer is proposing to renew a 70-home subdivision envisioned near the Deer Park Golf Club, in north Spokane County.
The city of Deer Park has issued a determination of nonsignificance for the planned Deer Park Golf Course Preliminary Long Subdivision, meaning the city has identified no preliminary environmental or regulatory roadblocks to the proposed development.
The currently undeveloped 22-acre parcel is owned by RYN Built Homes LLC, of Spokane Valley, which purchased it in June for $1.5 million, according to state tax records.
Scott Krajack, land development director for RYN Built Homes, says the proposal for the subdivision is the same as a proposal submitted by a previous owner of the parcel. The land is located north of the Sixth Street-Weber Avenue intersection and surrounded on the west, east, and north sides by the city-owned Deer Park Golf Club course. Adjacent parcels south of the development site are occupied by single-family homes.
Construction potentially will begin in 2027 with phasing subject to market conditions, Krajack says.
The target market for the homes will be middle-income to upper-income buyers.
Krajack says RYN Built Homes is developing the subdivision, but other contractors also may be involved in building the homes.
RYN Built Homes currently has several new homes in Spokane Valley and Post Falls listed on its website with asking prices ranging from $430,000 to $568,000 and living space ranging from 1,400 square feet to 2,700 square feet.
The subdivision will be accessed via new public streets to be extended through the site from Weber Avenue north of Sixth Street, according to a State Environmental Policy Act checklist. The site will be served by municipal water and sewer systems. Electric and natural gas services will be provided by Avista Utilities, telephone service will be provided by CenturyLink, and cable service will be provided by Noth Star Broadband.
Each lot is anticipated to have at least four on-site parking spaces consisting of two garage spaces and two driveway spaces, in addition to on-street parking, the document shows. The development is anticipated to generate 727 average daily trips to and from the site.
