Construction crews began work on The Ohio apartment project in April and are expected to complete the 12-unit development in early 2027.
| Ethan PackOverlooking the Spokane River from a hillside along the southern edge of Spokane's Kendall Yards neighborhood, construction is underway on a new $4 million, two-building apartment complex, says property owner and developer David Tucker, CEO of Spokane-based David Tucker Construction LLC.
Dubbed The Ohio, the multifamily project consists of two buildings: one three-story building on the north portion of the quarter-acre property, located at 2111 W. Ohio, and a separate three-story building at 2114 W. Falls, at the southern end of the property, Tucker says.
The property is situated 400 feet north of the river and south of the Centennial Trail. The building on Ohio Avenue will be constructed at a higher elevation on the slope than the building fronting Falls Avenue, design plans show.
As planned, each building will have six residential units — two on each floor. Half of the units in each building will be 775-square-foot, one-bedroom units and the remaining units will be 1,000-square-foot, two-bedroom units, Tucker says.
The upper building footprint is planned at 3,600 square feet and the lower building's footprint will be 2,000 square feet, for a combined 5,600-square-foot footprint, he says.
The Ohio apartment development broke ground in April. Construction is expected to wrap up early next year, he says.
Spokane-based Studio Called Make LLC, which does business as Trek Architecture, is designing the project; David Tucker Construction LLC is the general contractor; and the Spokane office of Moses Lake, Washington-based Morrish Design Group PLLC is providing structural engineering services.
“We have 10-foot-tall ceilings, fireplaces, upgraded appliances, and special lighting in areas, and we expect that to look a bit nicer than you would normally find in apartments,” Tucker contends.
While final pricing is yet to be determined, Tucker says the development could serve a "middle housing niche," depending on the total cost of construction.
Parking for the 12-unit property is limited to 10 spaces: six in an area beneath the lower building and four covered spaces serving the upper building on Ohio Avenue.
Planned amenities include two bicycle storage areas and a rooftop deck with a catwalk connection between the residential structures, he says, adding that the site also offers residents nearby access to the Centennial Trail and Spokane River.
Upon completion, Tucker says he expects Spokane Valley-based Hornberger Property Management LLC to manage the site, which he and his wife Tamala acquired for $400,000 in December 2025.
“Kendall Yards is a beautiful area, and we'd like to add to the value there and create a space that people feel fits the area and provides the tenants there with some opportunities to enjoy that area,” he says.
Before gaining permit approval, the project’s design was revised multiple times to include more substantial fire suppression systems, addressing some neighbor's concerns about emergency access due to the narrowness of Falls Avenue.
“We went through that rigorous process of trying to make sure that anybody that had pushback regarding safety was feeling that their concerns were looked after,” he says. “We just followed the city and what they told us was acceptable, and what the fire department said was acceptable, and implemented those things into our design.”
The Ohio represents just a small portion of the ongoing transformation of the former industrial site known as Kendall Yards. Spokane-based Greenstone Corp. is the primary developer of the mixed-use urban district situated on the north bank of the Spokane River. Greenstone founder Jim Frank says about 60% of the Kendall Yards area has been developed, with 40% remaining.
Project Update
*CHAS Health is expanding its Spokane Pediatrics clinic with a $1.1 million dental suite addition, according to permit information on file with the city of Spokane.
The project, located in the Spokane Integrated Medical Plaza, received permit approval in April. As planned, 6,300 square feet of vacant space at 601 W. Fifth will be revamped into a new dental facility.
CHAS Health, a trade name for Community Health Association of Spokane, will operate the dental clinic in addition to the existing pediatrics clinic, according to permit information.
Spokane-based Baker Construction & Development Inc. is the general contractor. ALSC Architects PS, also of Spokane, is the architectural firm.
Spokane Pediatrics, which was established in 2018, was acquired by CHAS Health in 2024. The clinic provides medical and behavioral services for children, teens, and adults regardless of insurance status and was previously relocated from a smaller office on Spokane’s South Hill in 2025.
Located directly south of Lewis & Clark High School and southwest of MultiCare Deaconess Hospital, the five-story, 94,000-square-foot Spokane Integrated Medical Plaza building was constructed in 2004, according to information from the Spokane County Assessor's Office.
